We had the most incredible stay at Kaša Rooms over the past 3 days. The accomodation was perfect for a busy 3 days in and around split. The rooms were clean, spacious and well-equipped. The best part of it all was the hospitality by Marko and his family! Although we weren’t around much, they made an effort in every department to make us feel looked after. From takeaway breakfasts at the last minute, to asking after our previous day with precise detail. Their generosity left us chatting about them after every interaction. We can’t recommend Kaša Rooms enough! Thank you for having us, and should we be back, there will be no hesitation to stay with you again.

I felt very comfortable at Kasa, but first of all I would like to mention the care of Marco. I don't think I've ever been taken care of like that in any other country, I travel a lot. And they fed me during arrival, the breakfast was just perfect, according to my request, gave me the necessary things for the beach and recommended all the locations in the city. Marco made my stay so wonderful that I decided to come back to them again for my last day of vacation ☺️ If you are searching for place to stay in Split near the beach, this will the hidden gem for sure.

If we could rate this place more than a 10/10, we absolutely would – it truly deserves it! From the moment we arrived, we were welcomed with genuine warmth and kindness. This is a family-run hotel that goes far beyond just providing a place to stay – they create a home away from home. Marko was the most incredible host we could have asked for. Nothing was ever too much trouble – whether it was answering questions, offering local tips, or even personally driving us to our excursion to make it more convenient for us, he was always there with a smile and willing to help in any way he could. His hospitality and care made a huge difference to our holiday, and we’re so grateful for everything he did for us. Our room was absolutely spotless – fresh, modern, and cleaned to a very high standard. We felt comfortable and relaxed the entire time. The food was also fantastic – delicious, freshly prepared, and a great selection that kept us more than satisfied. Even when we had to leave early, Marko would make us sandwiches and provide us water to take along on our trips! Another huge bonus was the free parking. The location itself was peaceful and charming, a perfect base to enjoy all that Croatia has to offer. The drive to split was only around 10-15 mins and was so convenient, especially as Marko gave us tips on where best to park in Split and we never had an issue with parking (which I initially thought we might have!!). The hotel is about a 7 minute walk away from a lovely beach, Marko even provided beach towels, mats and an umbrella to take with us which was unbelievably helpful! We honestly couldn’t have asked for a better experience. Thank you so much, Marko and family, for making our stay so memorable – highly highly recommend!! ⭐️⭐️⭐️⭐️⭐️

We are experienced bnb hosts from New Zealand and have been traveling through Europe staying only at bnb accommodation. This is the best place we have ever stayed. Marko and his family are magnificent hosts and made everything so easy. The location is superb, the rooms are 5 star and their restaurant is fantastic. If you are visiting Split this is the place to stay as you can bus there during the day and return to the peace and beauty of Strobec in the evening. Our only regret is that we couldn't stay there longer.

Absolutely nothing

Everything about this place is fantastic. Marko and his lovely family who run the place, make you feel so at home and like nothing is too much. The location is perfect for relaxing, with great connections to Split and plenty of nearby amenities, whilst still being nice and quiet. The room itself is spacious, clean and comfortable, with the shower having good pressure and a nice balcony. The breakfast was also fantastic and was such a great part of the stay as often this can be overlooked. Most importantly the extra little touches, such as the beers in the fridge and the beach mats, make all the difference of why this place goes beyond expectations. My girlfriend and I can't wait to come back and visit on our next trip to Croatia

Nothing not to like.

The host, Marko, was remarkably kind and welcoming, and helped make our stay even more enjoyable. The room was comfortable and very clean. Breakfast the next morning was super. This location is at the top of our list if we need a place to stay the night again in the Split area.

We did not have any negative experience; all was perfect

Property was located few kilometers away from the crowds, apartment is in excellent condition but most important, staff was outstanding, always looking our coniforme and satisfaction. Marko & Stephan are great hostess, i highly recommend KASA Rooms 1, you will not regret it. Also, food at their restaurant is delicious.. everything we tried was very tasty. This is a family-run business and they make you feel like part of their family. Their service is bar none. Their food is THE BEST in all of Split, and we went to a Michelin-starred restaurant and it didn't stand a chance against their food. They serve breakfast but it's also a restaurant for the general public. Our room was spotless. The bathroom is a nice size. The shower is awesome. It's a walk up but no worries the brothers will happily help you bring your stuff up. FYI, this is not close to the city center which turned out to be excellent because it's mayhem over there. This neighborhood is very quiet and has many lovely walkingways and beaches within a 2 min walk.

Not a thing! Everything was perfect!

Incredible stay! by far our favorite stay during our 2 week vacation. The room was ultra comfortable, with a huge bathroom with top notch amenities. The restaurant offered a wide variety of truly wonderful food. That in itself is all great, but what makes this place above the rest are the owners! They went out of their way to make us feel welcome and truly cared about their guests. The outside cat Margo is very sweet and is well taken care of by her owners. Kasa Rooms I is a true gem and I highly encourage you to book a room - you will be so glad you did!

Our stay was amazing. The host, Marko, and his family are really great people. Marko made sure to always check if everything was nice, offered to help many times, suggested activities and even packed us coffee, juice and sandwiches to go when we went exploring. The room was really nice, cozy, clean and with comfy beds. The bathroom was big, with a nice shower, both hot and cold. It also had two balconies, with a nice view to the mountains. The breakfast is really great, and Marko present you with lots of options (fruits, sandwiches, pancakes, omelettes, coffee, juice, water), and they were all delicious. Also, the restaurant ran by them downstairs is really nice, have some tasty food and cool, relaxing vibe overall! I couldn't be happier about picking Kaša for our stay in Croatia! :)

I like this family host very well.

When booking, we had doubt! Even so, we were most pleasantly surprised on arrival, not only to be warmly welcomed by Marko the son of owner but also offered free parking and welcoming drinks. That was the start to our experience of the Kaša room 1, and an experience we would be extremely happy to repeat on any future visit to Croatia. The main reason for choosing the hotel was Tripadvisor reviews.
All the staff of this competently-run hotel are very friendly and helpful, which creates a marvellous atmosphere for guests. Our room was spacious and well-appointed. Breakfast was ample and sustaining - excellent coffee. We ate dinner there, a simple but well thought-out and presented menu. By the way, Croatian are sensible people and do not export their best wines - Kaša is homemade and definitely in this category. Most friendly and helpful Staff, large rooms , we had a wonderful and memorable time here, excellent food and superb service.
Amazing experience and would love to come here again and again. Special thanks to the Marko.
