IndiaAs a hotelier, I tend to inspect rooms more closely, and I noticed significant dust build-up under the bed, sofa, bed board and in several other overlooked areas. If you have dust allergies, be warned this could be an issue. The property is in need of a proper deep clean to meet the standards expected for the price. We were travelling with our baby and ended up re-cleaning some surfaces ourselves. The biggest concern was safety. On our last night, a false fire alarm went off around 3 - 4 am and continued for 30–45 minutes. The reception team was unable to reset the panel, which suggests a lack of basic training an essential skill for a hotel apartment where in-room cooking makes false alarms more likely. Even more worrying, the main fire exit was blocked by storage boxes and the first-floor fire exit door led to nowhere. We had to break open another door and use the lift to get to the ground floor during a fire alarm . Imagine if this had been a real fire there would have been no escape and your stuck in a lift . This is a major safety hazard and severely impacted our confidence in the property.
Modena by Fraser is a cozy hotel apartment conveniently located near TST MTR Exit L6, offering excellent connectivity and surrounded by plenty of shops and restaurants. It’s reasonably priced for a basic hotel apartment in the city center. The unit comes with basic kitchen equipment, making it suitable for solo travelers or couples. For families, it may not be the most practical choice as utensils are limited — you’ll find a single-burner induction cooker, one pan, one pot, a toaster, kettle, coffee machine, two cups, two glasses, two plates, a cutting board, and a few other basic utensils. Air conditioning and water pressure are both in good condition and well maintained. Housekeeping service was reliable for a property of this category. Room space is comfortable enough for two adults with a small baby, or three guests at most. Overall, a good choice if you’re looking for a centrally located, no-frills stay in Hong Kong

Location is good, walking distance to TST and MTR station. The popular Bakehouse and Jenny cookies are just 2 min's walk away. I like that the room is not carpeted. For such a central location, room is spacious. Welcome fruits are also provided.

United StatesOverheard at the counter that some people who stays at the lower levels has ant problems in their rooms, but they got to exchange to other rooms in different floor though.
It's close to all the tourist spots around TST. We got "upgrade" to the suite as the room we originally booked was not available. For your record, suite means additional space for "cooking" aka microwave and a sink, maybe the coffee table and the sofa was part of the suite set up as well.

ChinaWhile it is great to see so much repair being done on the property and all buildings around, it is never fun to stay in a property with major repairs, and most buildings around undergoing renovations.
It is great to see the city of Hong Kong being vibrant and fun again! The location of this property allows for exploring Kowloon and easy access to Central. Ivan was amazing. one of the nicest receptionists I have met.

Location is in Tsim Sha Shui where you can find lots of shops although it isnt as busy as it was before pandemi, but the area is basically one of the busiest area in HK, and if you need to go out of TSS, you can easily go on MTR or bus. The closest mtr entrance is about maybe 200 - 300 meters from the apartment. Modena itself is actually 1 unit apartment type. Mine has 1 burner electric stove, microwave, and some kitchen utensils. My daughter and I ended up having dinner just inside the apartment after long day browsing the city. Will stay here again if I return.

Unfortunately, the rooms were disappointing, we were in Rooms 701 & 702. 701 with the child cot had peeling ceiling paint which could fall anytime! The toilet floor is mouldy and not very well cleaned. Rm 702 did not have any body lotion and there were food crumbs on the floor near the bed. It’s obviously not been well cleaned before guests arrival. Both rooms had a strange “gas” smell and we had to open the windows throughout our stay in order to get some fresh ventilation. I had just stayed in Modena Fraser Shanghai and it was a comfortable experience, even though it was a loft apartment. Assuming the property was the same, HK experience was really disappointing.
