Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Fantastic views, excellent care, cleanliness , great breakfast on the very front of the lake. No wonder Humboldt considered Atitlan the most beautiful lake in the World.

United StatesDita and Casa Rosa was a dream come true! Dita's hospitality was exceptional, and the grounds were breathtaking. The spacious loft was beautifully decorated, impeccably clean, and the breakfast with a view of the lake was simply divine. I look forward to returning this summer – can't wait!

Anzan is the best of the best and Dita is beyond talented in providing exceptional service. The location is amazing and the space itself was beyond what we could have expected. We spent the days enjoying the beautiful organic breakfast, the best coffee I’ve ever tasted, and swimming in the most stunning setting I could imagine. You are so close to all the different towns which we took advantage of but found ourselves just wanting to never leave the resort. If you’re lucky maybe she’ll take a picture of you with her incredible camera. Book Anzan asap there’s no way you’ll be disappointed. Dita had someone come to the house for body and energy work also which I cannot recommend enough. Add any culinary experience you can here as well!

IsraelThe owner of the property wasnt there so we had to talk by phone regarding a question we had. She made us feel uncomfortable at the beginning as she wasn’t very serviceable (she apologized afterwards and gave us breakfast on her account but we were very surprised by her unpleasant approach). Breakfast is very good, though basic. You should know that the place is 5 minutes drive by taxy boat from San Marcos (last one at 5:00pm) or 15 minutes drive by tuk-tuk so its quite and beautiful but you should bring everything you need. There were 2 spiders in the room (they are common in atitlan) but they didn’t move the whole weekend so they didn’t bother us.
We stayed at room number 1 which was amazing, spacious and clean and the bath with the view was incredible. Dreamy place, wonderful staff. Private deck to the lake where we enjoyed having breakfast in front of the amazing view

United StatesThere is no food offered on location and boats stop running at 6pm. While the property is beautiful, you can’t stay there and relax because you need to travel for food. The closest town in 15 min away via Tuktuk but the roads are awful and dark. Also, I found the host unresponsive. I requested many of the things she offers on her site including a massage and dinner but it was non responsive or unable to plan as she needs at least 8 people. She also decided to take pictures of us by the lake on her phone unprompted that she later sent to us which I found just bizarre and uncomfortable.
The property itself is beautiful and picturesque

United StatesWe stayed in Room 2, the lakefront deluxe room and had booked the room for 3 nights. The decor and vibes of the place were lovely. While the place was clean in regards to dust/dirt, the bug situation was extremely problematic. We had large ants crawling on our toilet bowl from the moment we got there and found a massive spider before we even got properly settled in. We also saw a scorpion in the doorway on the way out for dinner the first evening, but were able to shut the door fast enough that it didn’t come in. Throughout the next 48 hours, we consistently had ants on the toilet bowl, inside of our backpacks and belongings, above our head where we were sleeping, and found a large spider in our bed. We ended up having to shake out each of our individual belongings down to charging blocks to get ants out of charging ports and each of the pockets of our backpacks. We were very careful not to bring food in as Dita had told us we’re not allowed to have food in the rooms. We found Dita to be extremely dismissive and abrasive - the first evening we got there, we weren’t able to open a gate (it was our first time trying to open the gate) and called Dita around 8:15 pm once we had struggled with it for long enough. She was very abrasive and asked us “And? What do you want me to do about it? Just jump over the door and open it for your wife or girlfriend or whatever she is. I never have my key and jump over it all the time.” After our very first experience with asking her for help went that way, we did not want to ask for her help with the big issue after she was so rude for no reason. When we finally told her we were leaving Anzan a day earlier than planned because my wife was covered in bug bites that were not there before we went to sleep, she insisted that the ants and spiders there do not bite and that no one else has bites - this response confirmed that asking for help was not the answer.

GuatemalaIt wasnt the experience we paid for! Atitlan is amazing, the hotel has amazing views but is an old house that they made it as a hotel. There were no energy (electricity) for the entire weekend. The owner knew the situation but she didnt care and they did nothing to make our stay more comfortable. She left saturday to a vacation that she had in another town in Guatemala, and left us there with no electricity. The next day, another couple arrived to the hotel, and they said to them that they had a problem with the electricity, but that in some minutes everything would be OK! Same thing they told us 24 hour before.

IsraelOverpriced and rude hospitality. Far from the village - must take speedboat (last one at 5:30 pm) or TUKTUK (not very pleasant while raining outside). Also there is no staff to help during evening and night. at our first night we didn’t know how to get out of the property (around 07:00 PM) it was totally dark with no light neither signs or staff to help - luckily we had the number of the tuktuk driver who sent us location. During all our stay were flies and insects in the room. Especially at the second night when dozens of red ants appeared from the toilet (probably because of bad maintenance of the pipes). When telling this to Dita the owner (Which was not in the property during our stay) we received free breakfast as compensation but were blamed that this is our fault because we had gelato (which was not true) and coffee (we had it in the morning, not night) and because of the rainy season. So if you stay here and dozens of red ants appear in your room in the middle of the night don’t expect for sympathy (and I’m sure Dita comment here will be rude and blame me again for drinking coffee in a very expensive room)
Beautiful lake view, well designed rooms, good breakfast (extra pay). Were upgraded for the first night because our booked room was under maintenance.
