Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomSuperb! The perfect mix between traditional and modern and with a magic touch from Mila. We spent 10 days in the classic villa and we loved it, absolutely extraordinary! Koko’s villas are traditionally Greek cave houses and have been situated in Emporium for around 120 years, offering a wonderful historical twist to our experience. In the classic villa that we stayed in this is evidently seen by the covered-up oven situated in the room as it used to be a former bakery. Alongside this the bathroom was absolutely beautiful with the pale blue crystal-like tiles giving a very natural feel to the shower experience, making it a pleasure to shower in. The jacuzzi with the candles lit also gave a very relaxing vibe. The bathroom gives you this wonderful hotel like experience being fully equipped with anything you could possibly think of and need such as: shower cap, toothbrush, shower gel, toothpaste, comb and many more. Mila has though of everything and even included a first aid kit fully set with all items you would need in an emergency or in my daughters case a plaster to cover up a scratch. The room also has an incredibly massive vanity mirror with a wonderful light, perfect to do your makeup and self-care with. The house is placed in a very convenient location allowing for fast access by car to all the best beaches in Santorini, the wonderful sunset at Caramela, a range of museums and archeological sites and the mesmerizing outdoor cinema at Kamari. The town itself is very beautiful and the residents are very welcoming providing you with directions when needed and the restaurants have great food and service. To get any groceries is also accessible with a local supermarket situated only a 5 minute walk from the villa. The surrounding area of Koko’s traditional villas is very beautiful to explore with a handmade jewelry shop and restaurant close along the small bendy streets. The villa also has some adorable feline friends.

Kokos house was amazingly well decorated in a Greek traditional style, super clean and in calm and relaxing area, close to the best beaches in Santorini. The house has everything you need, a lovely bathroom and perfect bedroom, with great mattress and pillows. A different note for Mila, the host. She was very attentive and always patito attention to the details and making sure we were having a good moment and all we needed. We will be back!

I love about the privacy. The owner was lovely and welcoming. She gave us lovely organic tomatoes twice. We were offered daily cleaning service. I would recommend this place. This villa is right next to the Emporeio traditional village and also near Megalochori village.

United KingdomAbsolutely nothing. It was the best stay of my 2 week trip.
- Such a big apartment! - Mila is a very friendly and approachable host - Mila provided me with a complementary bottle of wine (which was delicious) - Located in Emporio, which have frequent bus service. I think this is better than staying at, say, Oia or Fira, as it is super crowded. - There's everything you need in the apartment - hair dryer, utensils for cooking, teas + coffees, soap, sponges, washing machine, everything I might need, it's there. - The apartment has a jacuzzi - Comfortable bed, very clean, beautiful decor. - Free parking

SingaporeDriving lanes to Villa is tight. We were told not to use gps . And we went the wrong way. (2 ways to reach Villa . GPS shortest way is the too tight to drive way. Go by the Geor. Pappa road ( the Kokos Villa sign is small red white reflective signage ) pass by black suite and turn left up the ramp to Kokos.
Traditional cave house . Cooling effect . Jacuzzi is big and nice. All facilities equipments are available for use. Host is welcoming. And things that lack due to we are cooking ( salt pepper olive oil ) is just a message away . Host live near thus immediate response to supply us what we need . The lodging and big. Master bed room tall queen bed holds 2pax , living timing can sleep 2 more if needed . Both sofa are beds too. Walking out to the Emporeio square is within 3 mins . Usually tour pick up is at the carpark in front of the square . Supermarkets and some restaurants nearby for food . Bus to Fira bus stop is at the square too. Convenient. Price worth the stay. Not sure the small little thin ginger cat is stray or not. V timid and behave well. V curious kind . If u staying there , buy some can cat food to feed it pls :)

United StatesThe fact that we could not stay longer!!!.
Traditional Greek cave house comfortable and unique with a great kitchen with big refrigerator and stove top. We cooked our own meals for the most part. Host was knowledgeable and informative as to what sites to visit. Also how to avoid the tourist traps. We drove the island with a rental car which worked out great because we could visit all the sites on the island and then go back to our quiet place away from the tourist craziness. We enjoyed sipping wine and feeding the cats at night. Very relaxing.

We stayed in 5 different properties on this trip, and this was by far our favorite! Everything about the entire property is adorable!!! Mila is a wonderful host, and her attention to detail is evident throughout the property. She left wine, fruit and chocolate as a welcoming gift, there were robes and slippers available for our use, and I loved the extra mirror in the bathroom that you could see up close in. I am very nearsighted and usually have trouble finding a mirror that I can get close enough to see in. The bed was comfortable. Air conditioner worked well. Very roomy. The property is in a quiet area, yet within walking distance to town and restaurants. The other places we stayed advertised free parking on site, but we actually had to park down the street in a parking lot. This ACTUALLY had places to park on site!!!

United KingdomThe only thing we can think of is the fact it’s on a steep hill and can be hard to find. This wouldn’t stop us from booking here again though!
We loved everything. It was so nice to find somewhere traditional on an island that has become so touristy. You can tell that a lot of love has been put into creating these apartments and it was by far one of our favourite stays in Greece. It is also extremely photogenic and we loved creating some content during our stay here. Our host was also extremely friendly and welcoming - she left us some wine as a welcome gift and even allowed us to check out a bit later than expected. We felt so at home here and would return in a heartbeat!

Mila is so lovely and welcoming, so much so that it was my second time visiting. The villa is beautiful and spacious but my favourite is sitting in the courtyard in the evening surrounded by cats. It is so calm and peaceful. Feels like a taste of paradise. I also loved the surrounding area of Emporio and getting to know the place and the people. Great location to explore Fira and the nearby beaches, transport very accessible.

United KingdomThe hob was temperamental - a booklet would have been helpful although we know that if we had mentioned this Milla would have assisted. Also while it was lovely to receive the fruit it was unfortunately wasted on us, but a really nice touch.
The location was good with bars, restaurants and a well stocked supermarket close by. The property was spotless and we had fabulous nights of sleep.

A beautiful traditional Santorinian house managed by the lovely Mila who could not do enough for us! From day one she was there to help and advise us (much appreciated when my husband lost his wallet and we needed her help to inform the local police). the house was beautifully decorated and absolutely everything was provided for us so we did not have to rush to the shops for loo rolls in the middle of the holiday, or washing up liquid etc etc. there was even a washing machine! Bliss 😊wine and a huge bowl of fruit on arrival too. What more could you ask for 🥂😎☀️

IndiaThe whole house was damp. There was musty or stale smell in the house. We had to use slippers as the floors seems to be wet and seepage can be seen on the walls. We stayed there for 2 days but no housekeeping was done. We were not able to use the jacuzzi as water was cloudy/brown in colour and we also spotted some worms and insects coming from the water. We were very disappointed. 😞
Beautiful traditional house and the host was really welcoming and approachable. She offered us complimentary wine and chocolates when we arrived.😊
