The room is on a high floor, and the stairs are pretty narrow, so it can be difficult to come up with heavy luggage. Sometimes in the evening you can hear sounds from a nearby restaurant (but not till late and not too loud).

Cosy, clean, and very comfortable room. The owner is very friendly and helpful. They help us a lot with transfer to the airport and with removing carpets from the room (I have a dust allergy, so no carpets for me). A nice cat is living on the first floor. It was a pleasure to have breakfasts and dinners in the open kitchen. Other buildings are nearby, but because of the trees, you don't feel it. Sometimes streets nearby can look not very safe, but we don't have any problems even in the dark, all the locals were very friendly.

This was a wonderful guesthouse with everything one could ask for. The host was extremely warm, kind, and helpful with assisting from laundry to arranging airport transfer. The shared kitchen was well equipped and the room was extremely comfortable. I highly recommend this guesthouse for those seeking an ideal stay in Tbilisi and I would definitely stay here again when I return.

Ironing facilities accessible at any time. That is usually the case but the ironing board got broken when I was staying at Lia's Guest House

The place is cosy and perfectly clean. I love the view from the balcony. Lia is very friendly and helpful. Great terrace where you can sit and enjoy yourself. The location in the old city was perfect for me - central and quiet at the same time. Quite a few shops nearby. Close to Rustavely Av and 2 central metro stations

Lia is a great host! She is super friendly and always came to the door when we came back from our daily exploration. She always checked that we had Everything we needed. The room was very nice and Lia cleaned it daily.

The owner is very nice and accommodating. The location is central, 5 minutes away from the Opera building. Everything is very clean and tidy. There's a small private balcony in the room, and air conditioning is available as well. The authentic furniture gives this place a special atmosphere.

Maybe the mattresses would deserve an upgrade, but I am particularly picky.

The room was on the upper floor of a city house in a quiet-ish side road, my room was facing the green courtyard. You go through several private living quarters, which might not be everyone's cup of tea. All beautifully furnished with antiques. The room is spacious, well furnished too. There is a kettle. The bathroom has everything one needs. The owner greeted me kindly in the middle of the night, helped out with water barrels during a water outage in the city. She was always reachable through the messenger. Overall a great stay!

Great place in a good area with lots of antiques! the owner is very friendly and she was very easy with checking out a bit later. she has a very cute friendly cat called kitty :-) Everything was good, clean and quiet for sleeping

Best hostess ever. Lia is a caring, loving, extremely kind lady who helps you out at all times in whatever you need. The house is spotless, clean towels every day, soap, shampoo, slippers and hair-dryer in the ensuite bathroom. Air conditioning in the room. Great location very near the city center. Highly recommended.

The host is very welcoming, the vibe is old European. They also provide towels, slippers, soap, shampoo, tea, coffee, hot water. Location is good as well, it's near the center. They are flexible with the check-in time. Plus the cats are the cherry on top of this place.

Beds were a little lumpy or just plain only so perhaps upgrading or investing in a new mattress would be nice.

I have stayed with Lia many times before and she is a wonderful hostess, and the flat is in an amazing location.

The fridge was outside the room, it’s on the balcony so we have to go out from the room.
