How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

She is also an artist and hotel looks like gallery full with her portre, landscape paintings. Neighbours are helpful who help us for parking. Location is in the heart of Tbilisi.

Verified reviewLoved the artsy vibe! Mdm Gutsa is a wonderful host & great painter. The location is convenient, close to transportation (Rustaveli metro, Philharmony bus stop), shops, and restaurants. We enjoyed the chai, biscuits, and the extra blanket. The room has a heater, but I would suggest extra heater on bed — maybe because we’re from tropical country ! Overall, a great stay with a kind host. Had a great conversation even through translator app (She speak Russian).

Verified reviewPros: Location. Cons: The hostess. Here are just a few things that happened to us in two days: You can't put your belongings in the closet in the room because it’s filled with the hostess's fur coats and overcoats. When we asked her to remove them, she responded, "Where should I put them?" There's no refrigerator in the room, even though the photos and description show one. There's a tiny fridge in the hallway for everyone to share, and it freezes everything so much that our yogurt and milk turned into ice. The hostess prohibited using the air conditioner for more than two hours and said she would check. And this was in 38-degree heat. Children aren't allowed to do anything—walk, talk, or even breathe. As soon as we stepped out of the room, we were immediately threatened, even though my kids were so scared they were behaving like mice. We sat down for breakfast, took out the frozen milk to make them cereal, and the children were sitting silently at the table. The hostess immediately said, "Keep an eye on your kids; this isn't a summer camp!" When I asked why she was saying this, since they were sitting quietly, she replied, "Just in case." She asked us for payment a couple of times, forgetting that we had already paid in full upon check-in. Laundry is charged. There was a washing machine in our friends' room, so we used it. The scandal was incredible. Apparently, neither we nor our friends were allowed to use that machine because it belongs to her son. After that, she forbade us from even washing clothes by hand, saying that if she saw laundry on the balcony, she would charge us for it. Now, about the room. Everyone talks about the antique furniture and paintings. The furniture is not antique, just old. Everything creaks horribly, and the springs poke into your back. It all smells of age. Under the beds, there are boards and old carpets.

Verified reviewThe place is really in the center of the city, so location is great. Paintings all around the place are nice too.
The room windows are straight at a heavy traffic central road: prepare to wake up every 30 mins because of bikers. Even closed windows will not save you. Beds are literally falling apart, my brother left the hotel to find another one at 3am, as he couldn't sleep at all Everything is from the Old Soviet style: shabby, old, uncomfortable Breakfast is poor: fruits and buckwheat my kids couldn't eat The main problem is the owner (a 80+ year old lady). She asked my 9 year old son (without asking any permission from me or my wife) to go and buy her some food on the streets of Tbilisi. We were lucky to find him fast before he got lost. We told the owner that this is not acceptable, and the son was in real danger. In response she called the police(!) The police quickly understood the situation and helped us to return money back, as we wanted to leave immediately.

Verified reviewThe stay was quite comfortable as we felt we stay in our own house. The staff is very nice and helpful and provided best services through out our stay. She is quite friendly and providing lots of information about the city in Russian language and we enjoyed our stay.
Breakfast offered is mediocre. However, she allowed us to use the kitchen and we prepared our food using the stuff we had.
