Lovely accommodation, amazing property. Excellent breakfast with good choices, & served beautifully. Bathroom less than perfect score as shower went cold after a few minutes. However, an hour later it had recovered and was hot.

Austria* rooms with signs of wear and tear otherwise we would have rated it as 10/10 * keys: outer door (corridor) always open - we would have felt safer with an additional key for all guests. And our lock was old and difficult to close from inside. * breakfast room: warm due to running toaster and only one window on this floor of the mill (very warm summer this August, thus not ideal, probably not an issue during the majority of the summer
* friendly owner with a great sense of humor, helpful staff * breakfast: both continental buffet (toast, 4 types of jams, butter, cereals & cornflakes), as well as a choice of warm options (either full English, full vegetarian, eggs, breakfast bap) and coffee and tea options. As one of us needed a vegan option, they cooked us porridge and even had a vegan butter alternative . Contact them in advance if you have similar diet requests. It worked well for us - thank you! * location: outside the city, thus quiet, but very close to the main road/motorway * Indian restaurant in walking distance/ building bext door (open until 10pm) * lidl store close (5 min with car) * big parking spaces that were in the backyard, thus hidden from the street * folder with sights close by and suggested restaurants

United KingdomThere are French doors but the only window in the room was in the bathroom, so in a very hot night I couldn’t open a window without lots of light leaving the bathroom door open as the blind in there wasn’t great.
The staff were so friendly and very helpful, it was perfectly located for a wedding I was attending is Reymerston Hall.

The room was ready, clean and we relaxed in the quietness of Yaxhan Mill The mill is not from Dereham , where we had a lovely dinne. All in all, it is value for money . Paul the owner was friendly and cooked a lovely breafast which we had in the mill, how unique.

United KingdomRoom was left alone during our stay which we didn't mind but some people might. Supplies of milk on a windowsill may have been getting a bit overheated in the summer sun.
Comfy room with coffee and biscuits included. Lovely breakfast in great windmill breakfast room. Plenty of coathangers. Nice view of fields out of our room window. Peaceful location. Nice wildlife. You can see hares and deer nearby. Ability to communicate with host via text about breakfast choices.

Unique property! 😊 Nice and welcoming. Good heads-up from the proprietor about a parking issue on our day of arrival 👍 Nice breakfast included in the windmill itself.

United KingdomThe owner explained Yaxham Mill is a 'work in progress', and there are areas that would benefit from improvement. The complementary refreshments did not include decaffeinated options, and it was difficult to fill the kettle. The flat surfaces in our room were sticky. The garden areas need attention to create a better impression and provide a useful pleasant outdoor area.
We found the bed clean and comfortable. The charming breakfast area is on the first floor of the restored old mill itself (interesting history). The owner and staff were courteous and very helpful. The other guests were agreeable. Its situation behind an Indian restaurant proved not to be a problem. Our three nights stay was peaceful despite needing the windows open because of the hot weather.

Room clean and tidy plenty of tea and coffee. Mill next door to a restaurant, so not far to go for evening meal or lunch. We drove into Dereham about 10 mins away free parking and ate at the Romney Rye. Bed comfy slept well. Breakfast in Mill next day, buffet style and full cooked was lovely. Well cooked and presented.
