Room was a bit cramped for three people and luggage. There were no instructions on how to operate the shower, which required using a switch which was located outside the bathroom. We had no bathroom lights the first night however this was rectified the next morning.

The lack of staff can be somewhat inconvenient. It would have been nice to be able to store the bags at the guest house a few hours before check in and after check out.

Great location and good value for the money overall. The staff responded quickly to our messages and did what they could to accommodate our requests.

It was my 1st time in Brighton and were there for my birthday celebration with my friends, and the gave me an upgrade to my room. It was nice and comfy room.

We were surprised with our room as the photos on Booking presented better standard. But the room was clean and the service very responsive and reliable. When we reported problem with the shower, they had someone coming to fix it the same day.

The noise outside was loud as it is a through road and the cars and lorries seemed extra loud . The shower kept losing power mid-way through showering. The hot tap in the sink didn't work. Unfortunately it said sea view but the trees were in the way so you couldn't see anything.

The bed was super comfy. And the room was spacious and airy . Everything was in walking distance and very central. The sea was at the end of the road.

Missing plug in sink and no water from hot tap. Cold water tap not working at times, and as some other guests have already commented, sewage smell on occasion from bathroom area. As I was only really needing a bed for the night, this did not impact on me hugely.

Good location and central to bus routes. Photos of rooms were as shown (except not as clean as I had hoped). Basic, but this is reflected in the price. Towels cleaning soft and bed comfortable. Netflix included on the TV.

Property is in need of upgrades. The lamp on the night stand was broken so I had to read with the over head light on. The bathroom floor was chipped and the balcony was dirty.

The hotel was close to the pier . Very quiet neighborhood.

The kettle was a bit odd. The cable wouldn't reach to the nearest power socket, and I had to plug it in next to the bed. It only really held enough water for one cup (which was fine - I was on my own), which meant it was very light, so had a tendency to slide towards the edge of the bedside table. Not a big thing at all, but everything else was so good, it was noticeable

Lovely room, spotlessly clean, comfortable bed, tea and coffee, nice shower, good quality towels. No staff - key code on front door, lock box for room key - but none were needed. Beautifully quiet and restful. Highly recommend
