There were not enough staff at breakfast, we had to get to the airport and waiting to give our order was painful. We got there and once explained we needed to go they did their best, but maybe a breakfast buffet would be more simple?

Fabulous rooms, really nice for families, loved the split level. Amazing to get all 6 of us in a very luxurious room! Amazing views, love the balcony. Perfect! Really enjoyed our evening meal too!

Very hard to get to Edinburgh without a private car. Over an hour on public transportation using train and busses and the system was very unreliable and quite expensive. Uber doesn't work so don't bother trying. I found the receptionist at check-in unfriendly, quite cold actually. There was no option for early check-in at the hotel, they wouldn't even keep our bags before checking time, despite me sending my arrival time before hand. There was limited access to the pool (45 mins slot) and additional charges to use the gym, this was advertised as apart of the facilities so it misleading.

Beautiful scenery. Very close to the beach. Food at the restaurant was very good. Large portions sizes, The staff in the restaurant was very friendly and welcoming. Rooms were adequately stocked with the essentials.

Both days at breakfast we had a bad experience. First day took over an hour to get order and both were wrong. Second day, one was wrong. Also, we have a 4x4 a day parking bays too small. As a consequence, our car got scraped.

    We liked the location

We liked the hotel for its location. Breakfast was delicious & room was comfortable. We came for the Edinburgh Fringe, the Hotel was located 20 minutes walk from Kinghorn rail station. Train was direct to Waverley station which was perfect for us.. We were right on the Seafront & the views were fantastic! Weather was perfect 👌

Not much going on nearby both Kinghorn and Burntisland are very quiet so not much to do outside the hotel. We did have dinner at the Sands up the road which was very nice.

Decent hotel with good access to train station to get to Edinburgh. Great value compared to summer city centre prices and a peaceful break from the hustle and bustle. Room was adequate but wish I had paid extra for sea view. Great breakfast and warm friendly staff. We used the hotel as a cheaper alternative to staying in Edinburgh which was very expensive due to fringe and Oasis concert! About a 15-20 minute walk to the station and regular direct trains to Edinburgh and at least half the price of a city centre hotel. Worked well for us.

Food at dinner was ok, very bland, and the kid’s chicken dish was swimming oil, with soft bater. Service was lacking although it was auoet seen tables chasing orders and drinks. Staff just didnt seem to care to be honest.

Great welcoming from front desk, very helpful and informative. Also quick and hassel free at check out.

Staff weren't happy to help us - from towels to helping us call a taxi, it all seemed like we were a nuisance. The card reader to enter at night doesn't work (not advised by the staff) and the night receptionist disappears. The breakfast is pretty grim and undercooked.

The rooms were great - comfortable beds, all the things we needed (like hairdryer, iron, tea/coffee etc). The shower was great and the room was cleaned to a good standard. Good price considering all other hotels had hiked their prices up for the events this weekend.

Breakfasts served on cold plates didn't do the food justice.

Staff were extremely friendly and helpful at all times but especially when I had a bout of food poisoning picked up thanks to a restraurant in Edinburgh. Receptionists went out of their way to help in every way they could.

We were in a disabled access room and found that the facilities could possibly be slightly better. The shower was a little snu for proper wheelchair access, and the sink area was pretty small. We coped ok but others may struggle.

Great location and all in all very good facilities. The staff were very good and would definitely recommend the hotel
