    It is a tired looking place and shared bathroom is very small, but I prefer this to paying double for somewhere that looks better.

    Very straight forward check in process meant I never had interaction with any staff which is fine by me, the mattress was very comfortable, and for my booking I managed to get a great price considering the time of year. I didn't use the TV or in room tea/coffee making facilities but these would be a bonus for those who want them.

    Not that clean and a very rickety bed.

    Great location for solo travellers who want to stay near the centre during the Fringe. It's basic but dies what it says on the tin.

    We couldn't lock our basement window which rattled through the night.

    Parking in middle of Edinburgh. Good location.

    The shared shower is very small almost a cupboard size but the shower is good and the toilet is seperate and also a very small, almost a cupboard. The toilet seat was loose so requires tightening. I would have liked some milk for my tea.

    Clear instructions on how to access the accommodation were good and I had a place to park my car. A very clean and comfortable room. No staff but number given if assistance is required.It's very noisy as on a main street but very convenient to catch a bus into town. I loved that I could open the window for fresh air.

    Not meeting any staff

    My stay was great, however I never met the landlords or any staff. The room was clean comfortable and felt like home from home, thank you!

    Exterior run down and neglected Flights of stairs difficult for suitcases Front door punch key difficult to see from sun damage but back door much better. Smelt musty in front and back entrances No staff on site. Found back door had been left open when we went to leave.

    The room was clean, bed was comfortable, bathroom clean, electric plugs good. Sunny room with windows for good ventilation on a hot day. Car parking ok. LED lighting on stairs good at night

    Entering the building/room used codes. It might have been easier if there was a receptionist.

    Very safe and secure. Clean. Quite good access to town centre and university.

    Owner was able to let us in early. Most appreciated as had difficulty getting code. The off street parking was a bonus. Public bus transport into Edinburgh a great advantage.

    The location is about 10 min drive from the Edinburgh Waverley station and each time we spent around £7-12 on Uber each way to and from the guest house. The staff /owner never answered the number on the booking.com message. Susan answered after we rang the number on the door after arrival as we arrived 2 hrs before the check in time. She kindly let us store the luggages in our room but could only check in after 1400, which was not unreasonable and standard for a hotel. We had an unfortunate turn of events with going to the general hospital and didn’t get into the hotel the following morning almost 4 am. We asked whether we could leave at 1200 instead of 1030 to catch up on sleep and rest, but was given 30 mins extension which we gratefully received. There was no water in the room for drinking or for kettle. We couldn’t use the kettle to fill from the sink cold water as it wouldn’t fit in. We had to use small mugs several times to fill the kettle. It would have been great if there was after especially in this weather. Rooms and front door has secure key pad locks which wouldn’t turn on first, you have to put the whole palm on them to make them ‘alive’. All these should have been informed to the guests.

    The property and the room we were allocated were clean and tidy, reasonably spacious for 3 people. Beds were comfortable.

    I've never stayed in this type of unstaffed accommodation before where you don't meet the owners / staff and are provided with key codes to open the main doors and room door so that was a new experience. I didn't meet anyone else during my stay although I heard folk coming and going. The guest house is located on a main road which has a number of bus routes along it so it's easy to find. The window of the single room I stayed in looks out onto the back of the steps up to the front door of the building so there wasn't much natural light. However, the room was clean and comfortable and ideal for a single night's stay in Edinburgh at a reasonable price. The room had all the standard facilities including a sink, TV, kettle and tea / coffee / biscuits. The shared shower / toilet facilities were fine and the shower worked well. The only thing I needed to be careful about was remembering the code to open my room door in case I got myself locked out in the middle of the night after visiting the loo.
