How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThe room in the eaves full of exposed beams was lovely. The property is only a very short walk of the town centre or park. The room had ample storage cupboard. The cleaner from Ukraine was an absolute delight to talk to and although we didn't need the room serviced daily, she changed our tea cups and supplied new milk to the in-room fridge daily.
Having to descend a flight of stairs to get to the bathroom was a bit challenging, especially at night. We parked in their car park on the first night but on the second there was no room but being a bank holiday risked putting it in a nearby business parking space. We phoned the owner of Sebastians to check we were ok to do this but didn't have a reply. it may be something we missed but I couldn't find a fire-drill in the room and being in the 'attic' we did feel a bit vulnerable.

Bathroom tired. Grubby grout. Very low pressure hot water. Stairs and corridors not clean. Difficulty accessing room with keypad and when we phoned the number given we got ' number unobtainable' we emailed too but didn't get a reply till next morning . Luckily we had got in by then but could have been stuck without a room and no way of contacting anyone

Not the room we booked. Very steep stairs that felt unsafe at night . Light would illuminate the room when anyone used stairs. Jacuzzi bath was good until we let the water out and found the bath filthy from unclean water jet,.black bits all over the bath. you had to go downstairs to fill the kettle. Bed very high. Not as restful as we were hoping.

No one on site - Did not meet a single member of staff. The bathroom in particular needs some tlc. One of our bath towels was wet - but only in the middle - as though it had been used previously. Very limited car parking. Breakfast basket was poor. One of the rooms had non stop dripping toilet with broken handle.

There was no wifi available despite being advertised. We had to ask for the password and could not connect. I tried every way to contact the owner and have this dealt with but still nothing. And the cellular coverage at that location was poor. Really let the experience down. I would not have booked this property if I had known no wifi.
Hi David. We were on site until 3 pm. As we only have 8 rooms we don’t have someone on site all the time as it wouldn’t be viable without hiking the room rate up. We are always available the phone. 3 of the major mobile networks had major outages in Oswestry from Thursday last week and on Saturday when you stayed you couldn’t get hold of us because of this network outage and that’s why you also didn’t have good cell coverage. BT and EE are the same company , 3 and Vodafone were also affected. We normally have very good internet and it’s normally very obvious when you search as it’s named Seb however due to the outage no internet was connecting. Our mobile numbers are on the website and the landline is connected to our mobiles however with the outage you wouldn’t have been able to make a call. One of those unfortunate things. Delighted you enjoyed your room and evening in Oswestry.

Verified reviewThe room was clean and having a fridge was particularly useful. The location is very close to the town centre and the rooms around the courtyard are nice and quiet.
Being a woman travelling alone, parking on site was one of my main requirements. Parking is VERY limited, there being 4 spaces (5 if you include the electric vehicle spot) for 10 rooms. I do not want to have to leave my car in the public car park. Also, the Wi-Fi wasn’t working for the first 2 days and, even when it was “fixed”, it still didn’t work well so would be no use if you needed it for business.
