There was a problem with the toilet flush. It took a long time to fill up with water. Also, the main shower was lukewarm, so we had to use the attachment in the bath.

The breakfast was excellent; and the location of the hotel was ideal for exploring the Suffolk coast The room was comfortable and stylish. The hotel was situated in large grounds with an impressive display of mature coniferous trees.

Nothing to dislike in the hotel and grounds at all. The stairs may be a little tricky for some people, especially with lots of luggage, though doubtless help would be available.

We chose to stay in the Yoxford area as we planned to visit local villages and Minsmere RSPB reserve over the weekend. We had read that the hotel was "quirky" which appealed to us. We stayed in the Minsmere room which was large, well furnished and equipped. The bed was very comfortable. Everywhere was very clean. Throughout the hotel the ornaments seemed very "colonial" but fitted the age of the property and were indeed quirky and interesting. The breakfast was very good indeed and the manager was friendly and helpful. A great overnight stay for us, celebrating a rather special birthday.

I can only agree with previous comments re signage but was advised this will be updated when the main road is updated. Also windows are due to be replaced which will make a bid difference.

The plumbing ... the bathroom seemed to have been recently fitted and looked modern, but we couldn't get more than a trickle of hot water in the shower, it was difficult to turn it on and we couldn't get the bath to fill properly. Considering the price for a room-only stay this was disappointing. The dangerous exit from the driveway on a bend onto such a busy road. And the poor signage – non-existent on the approaches to the house, very faded and almost hidden in greenery close to the gates. If we hadn't already know where it was it would have been quite hard to turn in to the entrance safely.

The dining room decor wouldn't be to everyone's taste, although decorated to a good standard. The holes in the driveway would benefit from attention.

Our room was spacious and comfortable. We slept well although there was a little noise from the traffic on the A12. The staff were helpful and friendly. The grounds were pleasant with outside seating for warmer weather (than October).

The bathroom was in need of attention and the window wouldn’t stay open.

The property is beautiful but would benefit from some tlc. I would imagine the upkeep of such an old building is expensive but necessary, there were areas that needed immediate attention. The bed was comfortable but the rooms decoration was random.

Hotel said they had a restaurant in the evening where you could get food. Even called the hotel before booking who confirmed this. On arrival was told no food in the evening was available. Had to source somewhere locally to eat which after a long journey I could have done without!!
