    The door to room 2 needs a bit of WD40 / oiling as it creaked very loudly whenever it was opened. Not great for those in room 3 when arriving home late at night.

    Room was very comfy and whilst the private bathroom was across the corridor it contained a Japanese style toilet which was a-ma-zing! Breakfast was great with loads of choice and the location of the property was good for me - quiet, safe , about 20 / 25 minute walk into the centre of the Fringe Festival events. Would definitely return.

    No elevator but staff carried bags to room.. Could not use shower which was in the bathtub

    No black-out curtains in the window, I used a sleeping mask but it was not enough as the window was right by the bed and the sun rises before 5 am in summer.

    The room was cozy and nice. I had a beautiful view from my window. Jennifer was very nice and helpful, she arranged gluten free bread for my breakfast.

    We were not aware that Edinburgh is a critical place for motor bikes and as the hotel has no parking place, it's been a challenge to find a place for two nights. The window was defect, so it was noisy and felt like sleeping on the street.

    We could upgrade from a small double bed room to the family room due to our big luggage.

    Odd having bathroom outsider of the room. A little far out of. The city but good if driving. In or using buses

    The bathroom, although I was aware it was external, was further away than I thought. Needing to use the bathroom in the morning felt awkward as I would walk around in my pyjamas. However, the worst part was the shower. It was always scalding hot and no matter how often you turned the cold tap, it never got cooler. Washing my hair turned into a nightmare of constant pain and fiddling with the taps to make the shower ice cold just to rinse.

    The bedroom was tidy and cozy, and the bed was comfortable with fluffy pillows. The arrangement of tea and coffee was nice too. It's close to a few bus stops that take you straight to the city centre.

    Unfortunately, the hotel does not have a private parking lot.

    This hotel offers a wonderful atmosphere with charming, rustic decor.

    The room was cold as we checked-in and so was the bathroom. The shower had mould in the grout, which gives the impression that it wasn't clean.

    The room was small yet cosy. The bed soft and comfortable w beautiful duvets. Nice view of Arthur seat from our room. Peaceful room The manager Jennifer was lovely and welcoming. As our tour was running late to arrive in Edinburgh, she waited for us to check in.

    decor is a little dated with the artificial flowers but that is purely a matter of taste. the room itself was great but could do with a little fridge and better hair dryer. the room overlooked a busy road so quite noisy at all times - we are sound sleepers so not a problem but it may be if you are a light sleeper.

    we had a family room which was very spacious and comfortable. staff sent clear instructions for self check-in and were available via text. location is a little away from the centre (30 mins walk) although transport links are good. we walked in the morning and returned via Uber in the evenings.

    Jennifer was nice and very helpful for our whole trip. She made sure our stay was smooth and comfortable and answered any questions we had about luggage’s and breakfast. We would definitely come back next time we’re in Edinburgh

    Personality, our door to the room, did lock, but if you pushed it, it opened even when locked which we sorted by pushing a chair against the door but we shouldnt need to do that

    Everything was lovely about the place ! The hosts were so so kind and didn't hover but when u needed them, they were on point

    Nice and cosy atmosphere, comfortable bed, friendly staff and good location (with lots of transport links/walkable distances). Various restaurants/bar options nearby. A stunning view of Arthur's Seat!

    The room was surprisingly spacious for having a big bed and a small bed (needed a room for a couple and a single). What I liked was the cleanliness and attention to detail - everything about the room was perfect.

    Rooms were clean with good facilities. Lovely and warm room, (went during winter for NYEve) plenty of space for 4 days worth of clothes. Lots of tea, coffee, milk.

    Few interiors could be improved such as more lighting in the room.

    The location of the hotel is brilliant with it being on the outskirts of the city centre, with regular buses going to and from outside the hotel. Very traditional small hotel with dated interior but the bed was so comfy with plenty of layered bedding. Although we didnt take the offer of paying for breakfast the host did offer juice and snack bars on our way out

    Nothing at all. We met the owner upon check in and check out and she was very lovely and kind. It was nice to stay in a family owned property such as this.

    The hotel was quite simple, yet very comfortable. it was away from the hustle and bustle of the city which was nice. The distance to coffee shops or shopping was very manageable if you like to walk and we do, so it worked out very well.

    Fruit salad, yoghurt, selection of breads and pastries, better spreads for toast.

    Breakfast was awful. Cereal old and soft, boring standard sliced bread for toast. Certainly not worth the extra charge. I complained.

    Host contacted us one hour before the time of check in I put on booking.com to confirm our time of arrival, so she could be there. Arrived and nobody there. One hour later they messaged that they couldn't be there because they had to do something. I don't mind self check in. However, please read the info you get provided with and only ask for info you are actually going to use. The bathroom was small but good enough. Pity for the lack of air extraction vent. the shower mixer was broken. Having to book breakfast a day in advance is a bit of a show stopper to me, but it's a very minor and personal point.

    The room was spacious, easy to find a car park, beds were comfortable and the building decoration is quite nice. For as far as Edinburgh goes, the price wasn't too bad.
