Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United KingdomLoved staying here was very homely also the hot tub was brilliant also the garden and the river at the end of the garden made this perfect and a very tranquil stay for me and my girlfriend. Definitely hope to come back again as only been back home a day and I miss it. Penrith town centre is a stone throw away and lots of areas to travel to within the lakes, locality wise you're in the heart of district and plenty scenery to check out when youre not in the hot tub ah. 10/10

United KingdomThe bed just a bit soft for our liking, seemed quite springy but I guess that’s personal preference. Honestly this place is lovely!
Lovely little annex with a fantastic hot tub. I personally would have liked to meet the owners at least once, maybe on arrival. That being said it was lovely and peaceful and any questions were answered promptly. Really good communication from booking to text messages while at the annex. Kitchen area has everything you need and all really clean. Leaving a bit of a milk was a lovely touch, thank you! There’s a really friendly cat who came to see us which was so cute and made my Daughters day. The property is easy to find and access and there’s plenty near by. The weather was terrible so we had a day out to Keswick, which wasn’t far away at all. Thanks for having us!

United KingdomThe outside of the property was unkept. No extras such as shampoo/shower gel. Soap dispenser empty. Hot Tub wasn't secluded/private. Missing champagne flute We had to go under bed as we dropped something and it wasn't very clean.
Property was nice & clean. Easy check in process. Good communication from owners . Tea/coffee/sugar provided. Pint of Milk would have been a nice touch.

United KingdomN/A. Nada. Nothing. Loved everything about staying here.
The annex was stunning. With great views in the morning. The kitchen was perfect, easy to use the oven and cooker, supplied with trays (with a little help off YouTube, but common sense came into play). Supplied with all the necessary cultery and utensils. Supplied with sugar and tea bags (which we filled back up for the hospitality and courtesy) and plates, cups, and plastic/glass glasses were provided. The bed was so comfortable. The toilet and shower was superb and clean. The whole annex as a whole was beautiful, peaceful and cosy. Highly recommended for couples. There is also a hot tub, to the side of the annex, but we didn't manage to go in as we were too tired and chilled. Also supplied with a fantastic flat screen TV with Netflix and Prime, with free WiFi too. And you'll have a beautiful visitor in Dude, the cat when you stay. Such a cute cat and very friendly too. The location is perfect too - 8 mins into Penrith town centre and 20 mins to Keswick. Some lovely pubs in Penrith, such as The Pinny and The Woolpack and in Keswick, The Dog & Gun. Had a beautiful 3 nights here. Definitely recommend to couples and will be staying again in the future for sure. Cannot wait to rebook again. Thanks ever so much, Christian and Jess. All the best. 💙💜
