The property was within walking distance from the Haymarket Station and central Edinburgh and the airport bus picked us up just outside. We were able to leave our bags at the property prior to check in, and the staff were very helpful with cutlery and plates, so we could have dinner in the dining room.

No option of negotiating an early check in, requested an hour early but was met with an automated refusal Also did not like the way all the accommodation in the area inflated their prices to capitalise on the event which was on the same night

The room was in the top floor, so there was only a roof window. During the night we heard the water heater/pump switching on and off every time somebody turned on the water, maybe even without it. The TV was outdated and the bed was screechy. We visited during the international festival without knowing, so maybe that was the reason for such a high price.

Location was OK, half hour from the castle.

Helpful Housekeeper. Easy Check-in...Breakfast a bonus...basic but clean and comfortable. Good location...10 minute Bus ride/ 30 minute walk to City Centre...excellent for public transport (Bus Stops very close by) Highly recommend...local Indian/Arab Restaurant..!!

Breakfast nowhere in site. Altho advertised . Windows hadnt been cleaned in a long time, towels were a bugbear tbh. Wished I d brought my own. If refurbished it would be a fab hotel .

Great location, near venue, served a purpose. Although my stay was ok, for the price it didnt rise to this level. Comfy beds.Could have been a bit cleaner, towels covered in oose, transfered to my clothes etc, very annoying. Towels need replaced. Hotel was a bit tired, needing upgrading.

It’s a little bit older, we paid 262 pounds for one night which was far too much for what it was. It’s also a fair distance into the main attractions - a tram ride.

Old mattress, very noisy at night. There was no toilet roll and water for the second day of stay which felt bad considering the price.

Nice view from the room and excellent location from city centre with free parking.

In our room on the ground floor, there was a continuous noise from the pipes that kept us awake; every time someone took a shower or flushed the toilet, it sounded very loud. The matress was sagging on one side, it was a bit old and you could feel the springs.

Very beautiful area of small hotels and bed and breakfasts in Victorian houses. Very well located if you are coming from or going to the airport, and next to the Haymarket train station. Supermarkets and cafes nearby. Nice common areas, and they serve cold breakfast in the morning.

Location, location, location

Location of the venue was amazing. We moved venues at the last minute for a oasis gig and it was perfect!

The bed was not very comfortable, room pretty small, hallways could use some cleaning and vacuuming. Overall too pricey for what you get.

The front door needs some attention because the screen wouldn’t appear easily. The carpet in the common places needs to be cleaned or replaced.

Room 2 was next to the boiler which fired up during the night and always seemed to wake us 4am and once you hear it you can't unhear it.... Pillows and mattress too firm for us.... Lack of clothes hangers, Room was tired a lovely house but no Scottish character.

Location was on a bus route, room was large Tea coffee, free cereal & croissant breakfast with hot drinks and juices.. Water was hot, shower had good pressure, loads of loo rolls, nice towels, bedding clean..communal fridge available.. Good price for Edinburgh

We stayed there seven days. The facility was okay but our room was never properly cleaned. We had to ask for me towels and a broom to sweep. We paid a lot of money to stay there and felt very neglected.

It was close to town.

I did not like the location of our room. It was right next to the breakfast/lounge area. People were very loud and were not considerable. Kept waking us up We were in room 3. If you are a light sleeper recommend asking not to be in that room.

Easy access to bus systems. Staff was great.
