Check in not until 4pm and check out at 10am. Feels like not much time in the room for your money. 4pm is quite a late check in time. Ok for those just needing a place to sleep but not ideal for those who want some resting time.

Could use a better blackout curtain situation. The room was very bright even with the blinds shut. The room would have benefited from an extra table with a couple of chairs or a second armchair and a coffee table to lounge at.

Beautiful room and staircase, extremely comfortable and spacious, bathroom was in pristine state everything felt very high end. A fan, hair dryer and iron being provided was really appreciated

The only little issue is that it was a second floor without elevator, the host was really kind and helped us to carry the baggages upstairs

Amazing place and the location is brilliant. The room was spacious! We loved everything about the room. Great bed! The portier was very helpful! Our room was out to the street and the only negative is the restaurant/bar in the basement. They play Music and you can hear it until they close at 01 AM every night. You feel at home at this wonderful place!

Excellent spot just outside the central touristy part of the city. You can get back to the train station and castle easily or go off into the quieter neighborhood. Larger than expected and very clean. Someone was available to help with questions but otherwise self check in was simple

It was on the third floor with no elevator for the suitcases.

Cozy and spacious room! Comfortable beds . Very clean!! Had snacks, coffee and tea. Extra clean towels if needed, at any time!

However, the cleanliness of the bed linen was disappointing. It wasn’t as clean as expected, with some black marks visible, and parts of it were threadbare. The duvet was also ripped on one side.

The location was very convenient, and check-in was easy with a code provided by the owner. I appreciated the text message letting me know the room was ready ahead of schedule. Communication throughout was excellent and couldn’t be faulted. The room itself was a good size and quite basic, but it had everything I needed — including a kettle, coffee machine, iron, and TV. Overall, the room itself was very clean.

The only thing we felt was missing was a small fridge in the room — it would have been a very practical addition. Also, the room gets a lot of sunlight and could feel a bit warm during the day. This wasn’t a problem for us, as most days were cloudy and there was a small fan available. However, on sunnier days, it might be something to consider.

The room was fantastic — stylish, spotless, full of natural light, with very comfortable mattresses and plenty of space. The location was unbeatable, right in the heart of Edinburgh, within walking distance of all major attractions (we didn’t need to use public transport at all). The neighborhood was excellent, with a great atmosphere and a wide variety of quality options for food and drinks.

Parking - don’t park anywhere near the property as it’s extremely expensive. Best not to have a car!
