    No toilet in the ensuite so had to use shared. But no big issue apart from in the night.

    Good location for parking. Easy bus into town. Lovely house and huge room.

    Beautiful building and a very spacious room. Well located. Through no fault of the owner, we had a disturbed night due to noisy guests in an adjacent room, but the owner very graciously offered to reimburse us and we have subsequently received this payment.

    Lovely old property, very unique, beautiful room, very comfortable and stylish. Great bathroom/s. Appreciated the kitchen and coffee in the room. We were driving so the 10 min drive into town was fine for us.

    No Basic facilities in room I.e kettle

    Very quiet location, excellent bus and taxi service as we traveled by train. Building beautiful even with work that was being done we could see the potential. Plenty space down stairs to join in or have a quiet space.

    Lots of steps so the house is not suitable for people with any mobility issues. Shared kitchen might be a problem if the guesthouse is full. Shared bathrooms were clean but it's a bit annoying when there is a shower and a sink in the room but then the toilet is in the corridor. This guesthouse is more about staying in someone's house with all their stuff in there, but it's not an issue as such just good to know in advance.

    It's a beautiful, very large house with a lovely garden and lots of character. Very peaceful. Close to a shopping center (there is a shortcut) and the Royal Edinburgh Infirmary Hospital (if travelling for medical reasons). The owner is very nice and helpful. Excellent kitchen facilities. The room was very spacious. Beautifully decorated, a good athmosphere.

    Lots of antique furniture. Nice ambience. Friendly host and guests. Good balance between privacy and communal facilities. Nice location. Walking distance to mega supermarket.

    Not a hotel, which I thought it was. My fault. No breakfast on departure obviously coz we weren’t prepared. Our room could’ve done with a lick of paint, as there was blotches where repairs had been done, but not repainted. White filler on a coloured ceiling was too obvious. The owners have left clothing in the wardrobes which was a bit disconcerting, and there is no private toilet, although we had an en suite shower and wash basin. All negatives are down to myself not knowing I would be self catering etc. house is stunning inside, I felt quite welcome and at home.

    The house is beautiful. The room was quite large with the most comfortable bed. There are residents living in the house, and often other quests too obviously , just know it is an Air B&B, not an hotel. I hadn’t noticed at time of booking. Location for us was ideal, as we were going to a hospital appointment, just 5/10 mins from the house. You do have use of the kitchen facilities to cook for yourself. Nothing apart from tea and coffee is provided . You are self catering. For one night, we managed well enough. Bathrooms are beautiful, but shared. We did have a shower en suite tho. Spotlessly clean.

    The house is a shared living property. No tv or tea/coffee facilities in the room. The decor is unfinished with stairs uncarpeted and flooring damaged. Patches had not been painted in the room and there was personal clothing belonging to someone still in the wardrobe .

    Location was three miles from city centre. The house is a beautiful old building with large rooms and contained grounds. Very bohemian feel to decor and an amazing place to stay at.

    The lady who moved from Australia and was looking after the property was super helpful about everything. She even helped us removing a paraffin stain from my coat :)

    MEL was very helpful, showing us around and telling us about the facilities. Nice local walk at nearby Blackford Hill, with good views of Edinburgh and the river Forth. A very interesting house and a work in progess. Hope to visit again soon.

    Needs decorating. A little misleading when says ‘en suite’ but does not include a WC. Not a problem for us as it was quiet but if busy not ideal.

    Lovely house, quiet. Nice big, comfortable room. Well appointed. Other residents friendly.

    Lovely vibe of everyone in the house - friendly and accommodating. Very quiet and peaceful. Well done bathrooms, large spacious room, comfortable bed, little balcony area too!

    We paid £160 for one night, going on the cost vs. expectations and value for money, we would not come back! On entering the property, it is very dark and uninviting, reminding us of the house in the Conjuring, ashame really as it has so much potential. Lacks ambience! Their was a very strong, overwhelming smell of spicy cooking that filled the entire house. It was absolutely vile!! The property needs a good clean, there is stains all down the walls as you go upstairs. Their decore is shabby and unkempt. The standard was low! The hallway stairs and rooms had no carpets, which made everything sound so much louder, The facilities are none existent in the room, no heating, no fridge, no tv, no radio, no books, toilet! There was a large shower and sink, but the main bathroom was shared. There were personal belongings in the wardrobe and draws. It just made us feel uncomfortable. The clothes had a musty smell to them, and there were worn flip flops in the wardrobe. I wouldn't have put my belongings in with them. I needed to iron, and this meant going to a shared laundry room downstairs. Absolutely horrendous, there was washing everywhere..danging from the ceiling, clothes horses full of washing and people's underwear. As you tried iron, you literally were assmongst someone's wet washing. It just wasn't nice.it is a beautiful house but not set up appropriately for guests and is extremely overpriced. You can not see any investment for guests. It's someone's home who clearly doesn't spend a lot of time there, so he doesn't feel like a home either. I'll be booking a Brittania next time!

    A super beautiful unique villa of 1890s! We were wandering around enjoying every room. The host is super friendly and helpful! The entire house is so beautiful, washing machines are available, the kitchen has everything you could possible need. A quite garden is there as well, a huge park on a hill and a supermarket are nearby.

    We did think it was a little bit spendy for a room with shared bathroom. We would not have booked it had we realised, but actually it was fine and we would come back again if attending another event in the same area. We liked the shabby chic feel which reminded us of student days in Edinburgh. But it could do with a bit of repainting - it’s such a lovely place the investment would really payoff. Nothing else is needed just some basic TLC. Such good rooms!

    Full of character and a stunning old building, unspoilt by unnecessary modernisations. A super bedroom and a comfy bed, everything very spacious and a lovely kitchen and bathroom.

    It beggars belief that this place is allowed to advertise on Booking.com or anywhere else. I have never ever seen such disgusting accommodation. It was filthy, under construction and in no way a hotel. For £132 pn it’s daylight robbery. The room only has a shower and washbasin, the toilet is shared outwith the room. There is no carpets, wallpaper missing, plastered holes everywhere, filthy, smells strongly of garlic and like an Indian curry house and has a wardrobe full of someone else’s clothes in a dark a dingy disgusting room. Avoid if you have any sense. How folk have rated this place is beyond me!! I wish I could have shared more photos 😠
