The only things that were unimpressive were the parking in that we had to move our car a few times as not to get a parking ticket and the fact that we did not get the code to the key and had to ring Claire. We did get the text but one day later.

We didn't have breakfast. We liked the amount of teas and coffees on offer. We really liked the venue and surrounding area. Claire on the phone was great.

The hotel was within easy walking and driving distance of everywhere we wanted to go. The breakfast service, although not on site, was only 50 yards away and the food was excellent. The rooms and 'common' areas were exceptionally clean.

Easy check in with friendly greeting. Convenient parking. Clean and comfy room. Breakfast at the local hotel was lovely and reasonably priced with the discount. Myself and my 5 year old Grandson had a lovely stay.

The shower, although it looked new and in excellent condition was a bit weak when set to a comfortable temperature. (Our room was right at the top of the house so this may have had a part to play). There was also a fault with the toilet where the cistern wasn't refilling properly which couldn't be addressed immediately since we were only staying the weekend. However we did inform the owner so that it can be fixed for following guests.

Check-in was friendly and went smoothly. Parking was available close by and parking discs are provided which is a nice touch. As are the biscuits provided in the room with the tea and coffee. The tea and coffee is also the most generous I have experienced with a plentiful supply of UHT milk. Decaf coffee was also available which was a big bonus for me as I can't drink the regular so I appreciated the thoughtfulness behind it.

We were on the 3rd floor which was alot of steps with no lift but we booked last minute so just went for what was left and a good price . If anything the shower was not very powerful but didn't spoil our stay .

The bed was really comfy had a great night's sleep room was plenty big enough ( family room with bunkbeds ) The location was good very near to the south beach .The breakfast was excellent in the nearby sister Hotel. Enjoyed our 2night stay.

We had a room with two single beds. The mattress on my bed would have been more comfortable had it been a little firmer, but it was perfectly ok and the firmness of a mattress is somewhat of a personal thing.

The breakfast was available at a charming cafe/restaurant 2 doors away in another Victorian building. The breakfast was excellent and the menu had dishes suitable for breakfast/lunch or tea. I highly recommend it.

Some of the other residents were quite noisy and there was sometimes the smell of cigarette smoke on the landings late at night.

Good location for where I wanted you to be, lovely comfortable bedding and the 10% discount in the nearby Rountree Cafe was great.

Nothing any hotel in the area can do about this, but the gulls are very noisy late into the night and early in the morning.

The room had plenty of plugs, especially by the bed. Also, they left plenty of coffee sachets, so you weren’t restricted to one or two drinks a day. The location was brilliant too - a short stroll to the beach and a 10 minute walk to the station and centre of town.

Came back to watch the Lionesses in the Euros Semi-final but the bedroom TV had every channel but ITV live! Watched us win on my phone instead 🙂 It just needs re-tuning or its ITVX app logging in with a guest email to activate live TV.

Friendly guest house near the south bay esplanade so it's quiet, but handy for the town centre which is a short walk over Spa Bridge. Comfortable, clean room at a good price.
