Absolutely beautiful home, everything first class. The hosts were very kind and attentive, and the breakfast varied and extremely well done. Our room was first class, with everything you could want. A very pleasant 4 nights. Would highly recommend.

Beautiful private accommodation, the room was exceptional, tasteful, large and had every thing you would need, including a fridge for the wine. The owners are 100% professionals and perfectionists. The property is fabulous, quality everywhere. very pretty gardens. Everything spot on!

We had a generously sized room with a king bed and a sofa. . We also had a fridge and plates, knives etc. John and Eddie were fantastic hosts - our breakfasts were great, John was super helpful re ideas for exploring the area and Eddie made sure we were very comfortable . It felt like home from home.

This was a 5 star stay. The room was enormous, the bed large and comfortable, the bathroom looked brand new and modern. The house was spotless and the hosts were amazing. It is a bed and breakfast so no evening meal. John recommended and booked us into a local pub that was about a 5 minute drive and was lovely. He also recommended walks and things to do in the lakes district. We had a lovely stay and would thoroughly recommended Lords Seat and Breakfast to all.

Absolutely nothing! It was perfect!

Lovely barn with beautiful surroundings. Great location and easy access to Keswick by walking or car. The room is very spacious and equipped with everything you need. John was the most amazing host, who couldn’t have been more accommodating. His communication was very efficient and was always on hand for any useful local tips / recommendations.

I wish there was a higher grade than 10 because this property deserves it!!! The room was spacious and immaculate in relation to cleanliness. In fact the whole property was. I tried both the full English breakfast and the vegetarian breakfast and both were exceptional! The host was extremely friendly and offered us information about the surrounding areas and ideas of things to do and see (like Keswick Market). There is a hotel about 30 ins walk from the property which was where we headed for an evening meal, which was lovely. Beautiful place to stay would highly recommend.

A beautiful B&B in a gorgeous location, John was amazing and helped us with planning our walk up Catbells! Everything about our stay was wonderful and our room was beautiful! Breakfast was delicious and really set us up for the day!

From our arrival all the way through till departure our host John was extremely welcoming, attentive and friendly. Booked for our anniversary, the room we stayed in was incredibly cozy and the bathroom very modern. Breakfast both mornings was fantastic, plenty of choice and we were not waiting long for our cooked breakfast at all… couldn’t fault a single thing about our stay.

Literally everything was perfect, the most comfortable bed we've ever slept in, John is an amazing and accommodating host. The breakfast is top quality local produce. The Lords Seat is the most perfect place, we will never stay anywhere else when visiting the Lake District, we are already looking at booking up again in 5 months. The attention to detail throughout the visit was spot on. John is very knowledgeable of the area and is more than happy to give suggestions of places to see and do as well as providing the best routes. 100% 10/10 for this beautiful property and more if I could more for the host.

Exceptional B&B. Beautiful large room and en-suite with every attention to detail ensuring we had the most comfortable stay. Lovely freshly cooked breakfast to order. The hosts are delightful with John helping us to get the very best from our stay. We found the picturesque location very convenient to reach, although a car is really required to reach places to eat and drink, but away from the hustle and bustle of Keswick. Would definitely recommend.
