Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

GermanyToo few tools to cook in kitchen. Only one pan and one pot were found. It’s not sufficient, especially when you need to share with others.
Spacious and bright space with fully equipped bedroom. Close to bus stop. Reasonable price.

United KingdomThe only issue we faced is, since it was very hot during the day we opened the windows and my room was on the top floor so water started falling inside at night due to the rain.
The room was ensuite and there was common kitchen with microwave, fridge and washing machine for use. The house was clean.

We have stayed in room number 4. On the entrance to the property will welcome you mop and bucket with smelly and dirty water. The room was dirty. I want to make tea but when I see how dirty was kettle I quickly change my mind. Sink in the kitchen with not clean and freezer was extremely dirty. Bed side drawer was not clean and I find human hair inside 🤢 I find lots of stains on the mattress. This room needs to be deep cleaned. Also please keep in mind that someone from the neighbours play music very loudly. From the morning till late night so you will not have good night sleep. I am really glad it was only one night because definitely I will not stay there any longer

United KingdomCould have done with more products in the house, there was no cloths to clean with or scrub pots, and barely any pans to cook with had to buy our own which we left at the property. Also the milk was out of date by 2 months but besides that the property was fine.

AustraliaThe rooms are tight. We had alot of luggage and it took up most of the space. Our cold weathe clothing took up space too but there was a hanger on the back of the door to put the clothes out of the way. We only slept there so it didn't bother us and this is why we booked because we only wanted a comfortable bed to sleep on, a clean room and an ensuite which was provided. Our son had his own room - 6 upstairs, which was slightly bigger and he had plenty of space. We didn't take that room because the stairway up to it was on the 3rd floor and it would have been too difficult to get our bags up there. But it was nice with a rooftop window that opened. The accomm also provides on level 1 - 2 sinks, a ceramic cooktop with 4 elements, oven and a big fridge/freezer. It has cupboards numbered for rooms 1-5 to store items. Room 6 has a kitchen on the same level 3 with the same amenities. If you don't have alot of luggage and ask for room 6 you might get to use the kitchen on your own. There are also 2 washing machines. These level of facilities for the price compared to other accomm I checked was unheard of - it was approx GBP50 per night - how can you beat that for the facilities ? I don't think you can in London from my research. This is why I gave what a well deserved 10. We got an Uber to Gatwick which only took 50 minutes which is apparently a quick trip that can sometimes take 90 minutes or more - the cost was GBP98 - not too much more than the cost for 3 adults to catch a train - 2 train rides from Hayes to London to Gatwick - forget it - take an Uber. Trying to get on those tubes during busy times with luggage would be a nightmare sometimes there was barely enough space just for a person to get in. Overall there was nothing we didn't like about this property, for what it costs and you get, it's excellent.
We booked on the morning of our arrival into Heathrow from the airport. We had alot of luggage and were flying out of Gatwick so we didn't want to go too far. And we arrived at 7.30am so we needed to leave the luggage at the accommodation until check-in time of 3pm which was approved albeit it did take a little while to hear back from the accommodation but we did eventually hear and were able to store our luggage at the property. Give yourself 24 hours for the host to confirm if you need to leave luggage at the property if arriving early. We got a taxi from Heathrow it was about GBP22 and a 12 minute drive. Reviews said this property was close to transport and shops etc. it's about a 15 minute walk to the Hayes train station - the lovely lady at the train ticket office recommended a day pass ticket for GBP15.90 which gave us all day train and bus within 5 zones and she said - take this line and the Big Ben is waiting for you and then this line and the King is waiting for you (Buckingham Palace). On the way back to accomm we caught a U4 bus which dropped us off just around the corner from the accommodation and then maybe 100 metres to the property. It was easy to get into London and trains were easy to catch and came very regularly. We did all the main tourist spots in 2 days. Just near the station are all the shops, restaurants. We had been looking for an old English pub - one Wetherspoon didn't serve food and 5 minutes walk down the road we found another one that served food. The accomm was better equipt than other accomm we had looked at - it had a small fridge, kettle, cutlery and plates and bowls, a desk and powerpoints for our chargers and the bed was 10 out of 10 comfortable. It had a heater so it was toasty and warm but we could also open a window to let fresh air in. It had a wardrobe. It had an ensuite with a shower and toilet. The wifi was strong. Communication with the host was great. The area was quiet and we felt safe.

United Kingdomhaving to speak to the owner of the property via WhatsApp as he didn't want to do video call to rectify the problems first problem when arriving to the property was that the main door entrance to the property didn't lock even though we tried the lock several times then the door to the conservatory also did a lock trying it several then when I arrived to pick the keys up one of the tenants from the other room came out and thought I was the owner of the property which I told him I wasn't and he asked me how to fix the door they wasn't told that people were coming to stay so that was quite strange of them to see me in the property then I got into the property and there was condensation from the inside of the skylight there was numerous marks and dents in the wall where the plaster had came off the instructions for the heater were were for the wrong heater which the guy provided after I had to call him and tell him that he never left no manual that was stated in the email I also asked him to rectify the front door problem as I didn't feel safe being In your apartment as me and my partner are both autistic and felt very overwhelmed with no safety the tenant of the room sent out a video of how to lock the door and on the further inspection from watching the video it was a video of a different property and when I tried to tell him this he was making out as if I didn't know how to unlock & lock a door.
that it was close to the station and quite area.

United KingdomI had a wonderful experience staying at this private en-suite near Heathrow Airport T3. The location couldn't be better for travelers. It’s also conveniently close to the train station, which made it easy to explore the city. There are several shops and markets nearby, which was very handy for grabbing groceries or any essentials. The en-suite was extremely clean and well-kept, with everything in perfect condition. The room was cozy, and the bed was comfortable, making it a great place to relax after a long day. The bathroom was spotless, and I appreciated the attention to cleanliness and upkeep. The host was friendly and quick to respond. Overall, an excellent place to stay, especially if you need easy access to Heathrow and local amenities!

The proximity to the local station made getting around London super easy, and there are plenty of shops and markets nearby for any last-minute needs. The room itself was spotless, well-maintained, and very comfortable. The bathroom was clean, modern, and stocked with all the essentials. I appreciated the attention to detail in maintaining the space, and the host was responsive and helpful throughout my stay. Highly recommend for a peaceful, convenient stay near Heathrow!
