Nice location, just out of the centre, but bus was nearby and able to commute in and out easily. Clean rooms , friendly staff. Everything you needed. Make sure you're on the ground floor if you have mobility issue as there's no lift.

The upstairs west side room was very hot. I am always cold, so for me to say it was hot is a big one. Even with all the windows open and it being cold outside, the room would not cool. The owner provided a small fan, but there were no outlets near the windows to bring in cool air.

Beautiful historic home. Quiet location within walking distance to the Royal Mile. Helpful and kind host.

Received free upgrade to ground floor family room and therefore didn't have to carry my big suitcase upstairs. 🧡 Garden view, spacious and comfortable. Had a very relaxing sleep.

The distance from town but it really wasn’t a problem - and this is reflected in the great value for money. No breakfast though, which might make a difference to some.

Lovely decor, welcoming staff, well-appointed rooms, great area with plenty of restaurants and bars nearby. Bus stop into town right across the street.

Far from the center but you have transportation

Comfy and host and cleaning staff is really friendly and helpful you very welcome. Our baby blanket fell on the street and they washed and dried it!

I got an ugrade, and the new room was very spacious. Comfortable with a nice view. The owner was very friendly and helped me with many tips regarding restaurants and transport around. Very close to the bus station with frequently running buses to the city centre. If u love to walk, it's only 30 minutes. Walking distance to Arthur's seat. Wud love to stay again

The window and the front door has virtually no sound and light insulation. I travel with earplugs and eyecover. It's in a silent part of city at night, but from outside, the corridor, others chitchat gets in easily. Wasnt bad though, but in case of not so polite people, it can ruin your sleep. The window had no curtain but wooden "doors", which if had fit perfectly, would have been no light from outside.

Awesome location - 20 mins walk from city centre, calm, silent place. Cosy, tidy place. All in all liked it, would suggest. Far enough from the ordinary, backpacker hotels. There is a Tesco in 10 mins walk, so you can get everything you need.
