Lovely fresh and elaborate breakfast. Vegetarian friendly! And the owner is open to make adjustments to existing dishes to make it vegetarian when asked. Host is super friendly and kind, we felt right at home. The garden is adorable and you can observe lots of critters like grey squirrels and birds.

I would prefer cooked breakfast instead of continental, but this is my personal preference. I was a bit surprised that the bottle of mineral water that was is a room is charged for. Nowadays you normally find a complimentary bottle of water in a room, little thing but just makes you feel more welcome.

There was nothing to fault.

The accommodation far exceeded my expectations. The self contained annexe offers 2 separate bedrooms, very comfortable beds, lounge furniture & dining area overlooking pretty & private gardens. Everything is new & spotlessly clean with great attention to detail. The breakfast was delicious & offered an extensive choice. Linda is a lovely host.

Lovely home away from home, spacious, quiet and comfortable and beautifully presented. Fabulous breakfast menu options and delicious food. Lovely garden view with birds, squirrels and even a fox visiting. Separate from main house with private entry. Good parking.

I'm a bit fanatical about my morning porridge Thought the price was steep bearing in mind other accommodation I've been booking this year. But it was great and fulfilled a need.

Interesting selection for breakfast, though no cooked or porridge. The smashed avocado was great and the croissants were biggest and tastiest we'd seen for a while. The room was beautifully quiet and spacious with a lovely aspect, even in the slightly damp conditions. Gave the idea preparation as I was leading a funeral that morning We arrived late in the evening but still received an excellent welcome

All good other than location. Although served by 2 services, sometimes the waiting time can be quite long but nothing the host can do.

Pretty much perfect in every way. Nice large comfortable room and no stairs. Linda was a wonderful host. We were able to leave our car and utilise the buses to access Edinburgh which was a bonus. We would highly recommend this guest house to anyone lucky enough to get a booking. 10 out of 10 for us.

I liked everything..if anything the bed , although very comfortable it seemed small. But my husband and I are used to a king size as we are larger than average

Things that could have been better- 1. We prefer going to a breakfast room but if you prefer in room service then this place is for you. Lynda served it herself (with a smile!) 2. When we read cooked breakfast we thought it was things like eggs and bacon. (A full British breakfast) It wasn’t. We had cereal and toast. They had croissants and pancakes too so I think the “cooked” was the pancakes. 3. Having a breakfast table and chairs in the room took up space but there were only two of us so it was ok.

Positives - 1. Parking right outside our room. 2. Lynda met us on arrival and is super friendly. Knowledgeable about the areas and gave us a lot of good information. Easy check in. 3. Room is nice. There isn’t a breakfast room. Breakfast is brought to your room. Lynda leaves good tea/coffee makings and snacks. Nice bathroom and shower. 4. Buses run nearby to get to the city. It’s about a 25 mins ride to get there.
