The breakfast was very nice although it's a bit unusual to have the cereal poured out for you in advance. I'd prefer to have chosen my own portion as they poured quite a lot! The photo of the front of the house on booking.com could do with being updated as the front door had changed so we couldn't find it at first.

Marilyn was extremely thoughtful and welcoming and the location of the property is excellent for the centre of Harrogate and for the Convention Centre. The room was immaculate, beautifully decorated and very comfortable.

The cooked breakfast is fantastic and the hosts were very welcoming and generous. The room was beautiful and very comfortable with fresh fruit and other snacks provided, and the location is convenient for the train station and centre of town. Had a lovely stay and would definitely recommend! I've visited Harrogate a couple of times before and this was by far the nicest place I've stayed.

I had a very comfortable weekend in a lovely clean room. Extra touches like a bowl of fruit, fresh milk and proper crockery made very personal. Marilyn was very attentive and made sure that all was well. More personal than a big hotel, would definitely stay again.

We had great stay at 16 Franklin. Marilyn was very welcoming, our room was warm and very comfortable with everything you might need. Breakfast was excellent. 16 Franklin is very conveniently located for the center of Harrogate and the conference centre and parking on the street outside the property was very easy.

Excellent breakfast menu choice. The food was perfect. The hosts were wonderful. Boutique is perfectly named, for this accommodation. So much attention to detail. We had a lovely couple of days.

My husband and I had an excellent weekend stay in Harrogate at 16 Franklin. Marilyn and her husband were so welcoming and chatty, keen to recommend places they thought we would like and directing us into town. I was worried about parking on the road but there was plenty of space and Marilyn gave us a pass for it to be free. It was a very short walk into Harrogate. The house and room are beautifully presented. The bed was very comfortable and the bathroom facilities excellent. Breakfast was absolutely delicious with large portions to set you up for the day. Thank you very much for having us.

Marian and Dennis were superb hosts. They had a beautiful home and we were made very welcome and all needs catered for. Lovely little touches, tea, coffee, biscuits, a bowl of fruit, toiletries. It was just absolutely superb. Ideal location for all there is to do in Harrogate.
