How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewPre booked breakfast set us up for the day with an early start for the bus to the city centre, ready for a day visiting the fringe, international festival and the Tattoo.
Very little, it might benefit from USB charging points for phones etc.

Room was very small, but it didn’t affect our stay

I am sorry you did not let us know about a problem with the bed as we could have provided a mattress topper if you found it a little hard. I am sorry too that you found the room small, we might have been able to allocate a different room if we had been aware in advance that you were bringing your dog with you. It would be helpful to have a hairdryer in the room - though we note one was available upon request. This could be made clearer when booking.

Nothing really apart from I would prefer to have breakfast in a breakfast room instead of in your room but the breakfast was served on time and hot each morning.

Verified reviewI stayed at this little gem during the Festival in August 2024. The location is in a quiet, tree lined street, away from the festival crowds but a short bus ride or easy half-hour walk into town. The small but comfortable and clean single room was well appointed and had a lovely ensuite bathroom. The continental breakfast I ordered was just what I needed to start the very busy, fun festival days and was promptly delivered by Stuart with a friendly “Good Morning”. Hosts Kathryn and Stuart were very helpful, friendly and attentive but not intrusive. I highly recommend Falcon Crest Guest House and would stay here again should I find myself in Edinburgh at the best time of year to visit - the festival, it’s so much fun!
There are a lot of stairs that can be difficult with a heavy suit case (my own fault!).

Falcon Crest is a small and personable guest house. It is clean and welI maintained. Once I got my orientation right...it is only a 6 min walk to Bus stop .where I catch the No 8 to Bus Station...where the fun starts

Verified reviewThe Guest House is located on a street lined with gorgeous old homes. Getting there from various bus stations and walking down the road surrounded by the type of buildings that people travel to Edinburgh for sets up the perfect start to a holiday. Kathryn was an incredible hostess who offered helpful travel tips and great chat. The room was impeccably clean and all the information about the stay was neatly laid out in writing (as someone who likes instructions this was a major bonus). The bed was incredibly comfortable and the window seating allowed me to stare out the window and enjoy the views of the neighbourhood.

Two flights of stairs to get to room. Although fresh milk offered for tea, it went off quickly as there was no refrigeration in room. Only two teabags offered, though I didn't ask for more - ended up buying our own supply.
Thank you for your review. We're sorry you found the stairs a problem, another time perhaps you should check for properties with ground floor rooms or a lift. We made a decision to use fresh milk in reusable glass bottles rather than UHT milk in plastic packaging. Environmentally room fridges are also not good so we are happy to replenish the milk when asked and provide it on ice to keep it fresh for a reasonable number of hours. We are really sorry about the tea bags and can't understand what happened unless you mean there were 6 tea bags, 2 for each day of your stay. It would have been great if you had asked for more. We can improve guests' stay when they let us know about things like this, unfortunately mentioning something on a review doesn't let us make your stay better and leaves everyone feeling bad. Verified reviewAs other guests have already described, the breakfast was very tasty and you could choose what you wanted to have the next day. The hosts were also extremely charming and polite. We particularly appreciated the fact that check-in and check-out were so easy, even though our arrival and departure times were not particularly convenient. We liked the location close to the sea and the botanical gardens.

Verified reviewKathryn and Stuart were excellent hosts. If you want to experience Scottish hospitality this place is definitely the one. The rooms are clean and equipped with everything you need for your stay. They also had a kettle, tea, coffee, sugar and shortbread biscuits in the room and fresh milk was also provided. The location is fantastic with easy access to public transportation and the neighborhood is residential and quiet.

It was tiny, the towels smelt funny. It advertised free car parking but there were 2 parking places and at least 7 rooms. It said tea and coffee machine and a kettle, it had only a kettle. It said there was a desk, there wasn’t , there was a low coffee table and a chair I couldn’t sit up styraight in as the ceiling sloped. It was billed as a delux double but there was nothing delux about it, it was a tiny, attic room at the top of 3 flights of stairs with no help carrying cases.

We are sorry you didn't enjoy your stay with us and that you didn't make us aware of your unhappiness during your stay when we might have been able to improve your experience. If we had been made aware of a problem with your towels we could have quickly rewashed them without fabric conditioner if the smell of this was an issue for you. The booking with us was made more than 6 months in advance, when you made a request to book parking. You were advised "We only have 2 parking spaces on our drive and unfortunately these cannot be booked. If these are not available there is also ample free on street parking (we have a map showing where parking can be found in the neighbouring streets when our street is busier)". We currently have only 5 rooms for guests to stay, (the rooms are numbered up to 8 but historically 1-3 have other uses). Many guests coming to Edinburgh do not come by car and we frequently have at least one space on our drive empty. If we had known how important the parking was for you we might have suggested you cancel the booking with us then, and then carefully check the facilities offered by other accommodation. We have previously advertised a tea/coffee maker (not a machine), thinking that meant a kettle and the facilities to make tea and coffee but clearly you thought this meant something else. We have removed this entry from our profile to prevent any further misunderstandings. (We could at least have provided you with a teapot if requested.) As many people use laptops or tablets we provide tables which can be used as desks on request in most rooms (this is mentioned on the room information sheet and one room has a permanent large fixed desktop). We are sorry you didn't notice this information and request a table. It is surprising your height meant you couldn't move one of the chairs in the room to a position where you could sit up straight as the ceiling in the major part of the room is not sloping and has full head height. The room you were in was on the top (2nd) floor, about 39 steps from the ground floor. All guest rooms are above ground level. Sorry but we don't advertise a lift or porterage services and for medical reasons in most cases we are unable to offer help with luggage. Best wishes Stuart & Kathryn

Verified reviewOur hosts, Katherine and Stuart were excellent. They were friendly welcoming and very helpful. They made Falcon Crest seem like a second home. The breakfast was very good and plentiful. It was very clean and the location in a nice part of Edinburgh close to transportation was great Lovely view of the backyard gardens.
We had to go up 3 flights of stairs. Our room was very small.
