Be prepared to carry your luggage up to 3 flights of steps- after all the travel could be a challenge. Mattress was cheap & heard hard feelings but I slept fine. Bathroom was a bit of a squeeze & dated, but what would you expect in a 200yr old house, everything worked fine.

Location was perfect- I could see the ocean from my window & bus either way was convenient. Continental breakfast in am was lovely. Tony was super friendly & helpful. Small quaint b&b. Definitely recommend.

Just the location as it was 1.5 miles from city center.... but not really a negative as we walk a lot and enjoyed this walk to town a lot.

The breakfast was good and staff was very helpful. Loved the room with lots of windows and quite spacious. Location a bit from town center but totally walkable.

It was a very pleasant stay and we had a great time in Edinburgh. The hotel is easily reachable by bus as the bus stop is nearby. Our room was spacious and offered a nice view to the sea. We had a warm welcome and got some good information. We would definetely come again.

The B&B was in an excellent position, just in front of the bus stop. We left our car in the free parking and used the bus, passing every 10 minutes. The staff was very hospitable and kind.

We stayed here twice. On the way in and on the way out. The room is lovely with large windows and lots of light, Very clean and they offer a nice free breakfast. We rented a car and there is parking on the street. Overall great place. A bit far from downtown. The staff was great and very accommodating.

Price was higher considering the property being a residential home and not a proper hotel.

Location of the property was good , 15 - 20min from city by bus 26 / 45. The guy at the reception was obedient. Although we were not allowed by the hotel authorities at 2pm ( check in at 3pm), the hotel was near to sea beach and location was very attractive.

Location made it easy to catch public transport. Having a restaurant attached was convenient. Meals were great very fulfilling. Staff happy to help answer any questions.

The big TV-screen was over-dimensioned for the size of the room and took away a lot of space on what could have served as a desk.

It's a small hotel with a special and calm atmosphere and dedicated personal attendance. Breakfast in the conservatory has been enjoyable.

The property is about a 15-minute bus ride from the city center—buses run frequently, but it still felt a bit inconvenient at times. That said, the host was incredibly kind and accommodating, even with our late dinner requests. The food was just okay, but honestly, his warmth and hospitality made up for it!

Spacious and spotless room with a great view! Absolutely loved the large windows—flooded the space with sunlight and offered clear views. The bed was incredibly comfy and super clean, definitely my favorite part. Bathroom was decent and did the job.

Coffee not available only tea. Window could not be closed luckily it was mild weather but loud seagulls around from 04:30am. Towels were not changed following by first night stay.

The shower pressure wasn't the best. Communicating with the hotel staff was near impossible. The reception desk was never manned throughout our stay making the staff difficult to find.

Good location just outside the city centre and connected with bus stops right in front. The rooms are fairly well sized.

Luke warm shower. Poor water pressure. Toilet not flush easily. Difficult communication with owner about shower.

Room spacious and comfortable bed. Free street parking. Easy bus ride into the city. Value for money.
