Lots of character, very clean n tidy. Polite staff. In room coffee and tea. Very good shower. No frills breakfast suited me, ample cereals, yogurt, bread and fruit and a full Scottish to order if desired.

The room was a little noisy but given the age of the building and the fact its listed, this simply couldn't be helped! Solution here is to bring a sleep mask / ear plugs! The key situation was also a bit strange in that ours opened both the front door and our room door. We may well have been unique in this case, but it did raise a few minor security concerns..

We stayed whilst visiting the Fringe. The location was really good, around a 10 minute walk to the playhouse, albeit up a relatively steep climb! It was nice to be tucked away from hustle and bustle. Our room was quite compact, but had everything a couple visiting fringe required, namely a comfy bed! Tom was a fantastic host and his breakfasts were worth the stay alone! The decor was also very inkeeping with the Fringe vibe whilst celebrating everything great about Scotland.

The room are dated and needs some updating. Our bathroom door wouldn’t shut well and parking is a challenge. The stairs are also a challenge for seniors.

The host was very kind and they serve a wonderful breakfast in a charming dining room. The room was clean and quiet and it had all the amenities we needed. The bathroom had been updated and it was nicely done.

The bathroom is beautifully redone. The ice pack in the freezer of the mini fridge was a lifesaver. Quiet place, great rest!

The room is a bit old.

Tom is a very friendly host, and the breakfast he prepares is delicious. He is helpful and kindly offered to store our luggage. The bathroom is newly renovated and very comfortable.

Light leakage around curtains

Bed was comfortable with lovely white cotton sheets, breakfast in the fabulous, quirky dining room was fantastic. Tommy was very helpful and we were able to leave our luggage until the afternoon.

Cheerfully decorated period property not to far from attractions. Bus stops just close by and tram a short walk up the hill. Our room was very large and comfy, the only drawback was the ensuite was a bit small and didn’t have a shower curtain so water tended to go everywhere. Breakfast was excellent and Manager Tom a great host.

Excellent place to stay. Over the top Scottish decorations - part of the fun. Breakfast was massive -we didn't eat for the rest of the day. Comfortable and well-appointed rooms. Good value for money. Tom was very helpful.

It was a bit off the beaten path but it was very quiet so that was the trade off.

I loved the feel of staying in a guest house. It felt very cozy and comfortable. It was very quiet and clean and the room was decorated nicely with a brand new bathroom and very comfortable bed.

Personal preference, but my pillows were a bit flat. Could have done with a kettle, we're tea drinkers and tea bags were available in the room. There's a great coffee machine with a variety of pods however.

The decor was great, very interesting. The room couldn't have been better placed for us, and the location was perfect. Tommy and staff were lovely, really friendly, and helpful, even did breakfast for our son, whom we were visiting for the weekend. A real little gem of a place. Great toiletries, a nifty shower, plenty of space, and a quiet nights sleep.
