The room felt small, but it had an en suite bathroom. Clean, and comfortable. A simple breakfast, ordered the night before, was delivered to the room in the morning. There is no dining room or lounge. The house and room were safely locked. However I had a difficult time entering the code and twisting the door knobs. I found them awkward to grasp and turn.

The house was just a block from the bus route. Attractive, well kept, maintained nicely, clean. Close to Uni. of Edinburgh Campus and trails leading to Arthur's Seat. A bus ride into Edinburgh City Center, not walkable. The gentleman who delivered the breakfast tray was pleasant and friendly. I didn't meet anyone else.

The house is very beautiful, as if it came out of a novel. It’s cosy and inviting. The location is great, just two-three minutes away from public transport or 30 minutes away from the city centre if you don’t mind walking. Great place, amazing service and very clean.

Nothing, it was just what we needed.

Great little guest house within walking distance of leisure centre, city centre, great bars and restaurants. Lovely quiet area, free car parking and lovely breakfast. Great communication and service from host, even offered to help with a problem at 2am!

We had room 9, actually two rooms, the ensuite being off the double room. This meant the person in the single room had to squeeze past the end of the double bed and the small breakfast table and chairs to access the toilet. If I had not been reasonably slim and fit, it would, pardon the pun, been inconvenient. Suggest a wc be installed in single room, instead of the shower which is currently there, even if a macerator model. Would have been nice to have had a chat with the hosts. Would stay again, as breakfast was super.

Location excellent, easy walk into town. Breakfast also excellent. Beds comfortable. Gorgeous house, even adapted as a b and b.

Very quiet, excellent breakfast brought to our room. Very close to bus stop, took about 15 minutes to get down town. Would stay with them again! Highly recommend.

Nothing. We are satisfied and would recommend Dorstan House.

Breakfasts were very simple but good: sausage sandwich, some fruit, juice, etc. Quite a lot of choices. It was fun to have it delivered right to our room. Plus, the free car park on site was a big part of the value, especially during the Fringe Festival which packed all of Edinburgh with visitors.

Location was very handy from the 33 bus. Breakfast was terrific. Sinple but delicious and fresh. Nearby little Greek place was a bonus.

I had a single room with a separate private bathroom, very near the room but having to go out into the corridor during nighttime is a bit annoying. The doorlocks are quite noisy and floorbiards creak. There is no wall insulation and you can literally hear every word being said in the next room… sound reducing wallpanels could maybe help? Otherwise the room and bathroom very comfortable and clean 👍🏻

Despite a slightly dated house, cleanliness is top!

Lovely guest house with an excellent shower. Old and well-taken Victorian building. We had breakfast and it was delicious. Parking was available in the back lot, but we found quiet and convenient street parking out front. Minutes either walking or by bus from the center of the city.

Given that we are not really used to guest houses, there were things we are used to that we didn't have. But all in all it was a lovely s tay and much appreciated.

I met a kinda friend (a spider). In night he came me suddenly, he was surprised me. It’s not complaining. So natural things.

Entry instructions were very easy to follow. Room was clean and had all the facilities I required per the website description. The complimentary breakfast and biscuits were nice touches.
