The internal decorations and facilities need a refurb

Comfortable rooms, good location, nice grounds, all at a good price of £35.00 per night (£12.95 for a lovely breakfast)

On the second floor, no view , just a wall and roof, stayed for 2 nights , booked 3 rooms made no difference to the rooms we got , has tired bathroom facilities and no water for shower or bath , ( Room 255 ) just trickled out . Said it to receptionist but nothing done. Mattresses were also tired and need replacing , wardrobes and all fittings and flooring all tired . The whole hotel needs an up grade for the cost of the rooms . There were alot of dogs staying in the hotel , luckily we like dogs however if you don’t like them around you don’t stay here.

Nothing for me, even the old carpets gave it an authentic feel and had character. It was everything I would expect from an old manor house beautiful will definitely return if you want modern and fancy go to the falls hotel but expect to pay a lot lot more.

I loved the gardens and the beautiful location not far from anything and the beautiful lake you could sup straight from the hotel if you wanted it had so much wildlife all around you, and my dog loved it. The staff would do anything they could for you. I wasn't even in the hotel much, so the price was what I wanted to pay a hot bath and a nice bed and had a nice spa at the Falls Hotel love the lakes.

Restauraunt not aimed at the clientel the hotel is currently attracting. A simpler, less expensive menu would have enticed us.

good breakfast, self service. Decore looking a little tired but the price offset that, Bar served two well kept cask beers from local independent brewery. Friendley staff Fabulous garden to relax in.

General areas weren’t hoovered, in general the hotel was very dated. The hotel was not in the best of locations the details and pictures appeared misleading. The hotel was dog friendly which is good but wet dirty dogs were allowed to sit and lay all over the sofas. There was no point wearing decent clothes. There was no nice area to sit and have a drink and socialise. The large conservatory was cold with the doors continuously open for dogs and with a pool table and darts very noisy which carried to the bedrooms.

Staff were friendly, room was adequate, the food & breakfast was excellent.

The only thing I could say... the hotel could do with updating. It's excellent value for money compared to other hotels in Keswick.

We were actually out on a breakdown due to the weather. Once in Keswick we were there longer than anticipated so we decided to stay over rather than travel the long journey home. The hotel was convenient to our location so we booked it, the receptionist was really friendly, the room had a lovely comfy bed and everything we needed for our 'emergency' stay. Towels and toiletries were available and a stocked tea/coffee tray. Our Room also overlooked the lake which was stunning. We skipped breakfast as we departed earlier than expected to travel home. It was only a short walk, through a public footpath to the centre of Keswick.

On our 2nd night, there were dogs off the lead roaming around the bar which meant I had to go back to the room much earlier than planned as my dog was very nervous when the dogs came over. All dogs should be on a leash in a hotel in my opinion.

The relaxed atmosphere. & welcoming staff.

It was dated and the bar was not very nice. Large area badly laid out.several Sofas and tables but not many.. it was like standing room if in a group unless you moved furniture around. It could be nice if someone made an effort and made comfortable

The apartment needs updating. It was a good size and it's a lovely building but it was let down by the decor and some of the furniture. The shower also needs updating. Also, I arrived just after 3 as that is what my welcoming email said, but I was told the apartment's check-in is 4pm or sometimes 5pm and had to wait. I was told this was down to booking.com. I do think it needs to be made clearer.

Great location. Staff were friendly and sorted a couple of issues quickly. Bed was comfortable. Good place to stay with dogs.

Poor decor. Paintwork chipped. Patch repairs poorly done. Worn carpets. Chipped cups. Poor breakfast. Lack of information. No bar snacks as an alternative to a restaurant meal. Difficult to access from Keswick if you rely on public transport. Dogs in rooms. Dead flowers in window boxes.

The grounds. Easy access to and walk around the lake.

Apartment dated and needs money spending on it - however it met all our needs this being said. Poor that there is no children's menu for food.

Location brilliant, short walk to the lake, 12min walk to town. Food was great.

The apartment we had booked was not suitable, very tired in appearance and not sufficiently clean, even my children commented that they did not want to sleep there. Thankfully the staff found alternative rooms for the 2 days of our stay. Alas the pictures on the website do not match the reality of the apartments or the reception area.

The staff went out of their way to help meet our requirements

Hotel is let down by maintenance. Shower was either hot or cold; although it was operated by a mixer tap, I couldn't adjust the water temperature to anywhere in between. Bedroom was pleasant, but decoration in communal areas was poor and paintwork looked like it had not been refreshed, or cleaned, for several years. The lift was out of order and I witnessed a guest with mobility issues trying to use her walking stick to help her climb the narrow stairs up to the second floor. Packed lunch was poor, tuna sandwich was contaminated with grated cheese and packet of crisps was included which had a best before date of only 4 days after the date it was given. Coffee at breakfast is sachets of Nescafé, it may be my personal choice, but this tastes cheap and awful.

Location is good and is an easy and pleasant 20 minute walk into Keswick town centre. The view from the superior room is fantastic, looking over the beautiful outdoor seating area towards the lake. Staff were friendly and helpful. Overall good value for money.
