Downsides, which are minor to me but could matter to some.....I booked using Booking.Com which stated breakfast included. This is not a cooked breakfast every morning. It's a small welcome pack inc. a loaf, a small carton of milk, a little pot of jam, four individual butters, two small cartons of orange juice and some teabags and coffee/sugar sachets. There is a cafe downstairs but you pay separately for breakfast in there. This year's Scalpsie apartment needed a more thorough clean before letting guests in. Thick dust in the bottom of ornamental dishes/vases etc in the lounge area. Cobwebs in various locations including bathroom plus a spider. My friend lost his keys and shone his phone torch light under the sofa bed in search of them. No keys but more dust. There's also a pretty but rather thin rug by the fireplace which kept rucking up so could cause a fall. Also there's no stove top or oven but there is an air fryer which I've never used but luckily my friend had. Last small thing regarding Scalpsie suite. The kitchenette is in the lounge area so if you have people using the sofa bed this may be an issue privacy wise with anyone coming in to make food/drinks from the bedroom. Last year's Ettrick Suite has a small separate kitchenette which I personally preferred.

The location is great for the ferry and town centre, but still set in a quiet area. Apartments are comfortable, spacious and have great views of Rothesay Harbour. Kitchen surfaces, tables, bedding, bathroom shower/loo, towels etc are clean. Free street parking right outside guesthouse. Ive stayed here two years running and would happily go back.

Welcome breakfast pack was basic only enough for one day although we'd booked for two. Also stated there were toiletries in the bathroom but there was only a bottle of hand-wash.

Location was excellent. Liked that there was a living room as well as a bedroom. There was on street parking outside accommodation.

The booking confirmation implied that the apartment was on the ground floor, but it was up a flight of stairs which was difficult for my wife as she has mobility issues. This was a disappointment. 'Breakfast' was provided on the first morning, but it was pretty basic. Only a microwave for self-catering.

The property location was lovely, overlooking the ferry terminal with a front garden which we could use when the cafe below was closed.

The mattress was super uncomfortable. Sofa bed worse. If someone in the building was using hot water, you could hear the pressure noise (I don't know what was it, I assume the pump?)

I didn't like the fact that the cooking facilities was poor, no cooker or hob in the flat so wouldn't be idea as a self-catering flat. Double bed was pull out from couch in living area. Bathroom sink too small didnt have a plug.. Some more information regarding house keeping issues i:e towels, changed, work appliances!!

The sea view was excellent. the larger apartment had a lovely large sitting and dining area. The bathroom had the shower over the bath and easy to operate.

The bed was not comfortable in any way 😒 and alot of stairs. it's also says breakfast included but if staying a couple of days it really is breakfast for 1 or 2 for the 1st day but none after that.

Position. Very handy for Rothesay centre and fantastic views. Bed comfortable. Although small the kitchen was modern and included microwave and air fryer.

Not much hot water takes some time to come. it was cool in the evening. I could not get heating to come on, but I never bothered the hosts as it was a short stay

I have stayed at the property before and the owner was very accommodating, she couldn't have been more helpful. Apartments have nice terraced area at front, brilliant for chilling later on, when sun is down. Andrea has now added new small cafe, another awesome addition. I will be back to stay here again soon 😉🙂🥰
