Good location for me as I was going to a friendly match at Pittodrie, but also not too far to walk into the city. Decent breakfast. My single room at the rear of the house was quiet. The parking worked out well, not at the property but close by and off street.

Breakfast was fantastic. I enjoyed an evening walk after checking in, so 24 hour property access handy. Front door and room key given.

Our host, Steven, was wonderful. He was very warm and hospitable, and addressed every guest by name. Breakfast was great, made and served with lots of love. We appreciated having access to a guest fridge. Easy bus to city centre.

The property is next to a busy road, which might not be to everyone's liking, but the rooms are well insulated from the traffic noise. The TV is rather small by modern standards.

The location is excellent for anyone needing to access the Aberdeen Sports Village or the University. The host was attentive, punctual, friendly and polite. The breakfast menu was limited, but the food was very well prepared and tasty.

There is only parking further up the street as it sits in a corner of a busy junction

Clean, comfortable and very convenient for the university. We arrived very late after 1am ( we had prior checked this would be ok) and we were welcomed with a warm friendly reception. The room was warm and well played out. A lovely very modern en-suite shower room. Breakfast was very good and the hosts super friendly. Would definitely stay there again.

I would have liked a option of brown or white bread for the toast and also coffee was instant coffee so understand you get a cooked breakfast unlike at other b&bs so something has to give but seems a bit like you have the breakfast but no filter coffee option. Also one of the trays in the bathroom the one with the green shower gel/shampoo in lower shelf near sink seem to have loads of soap residue in the container maybe just missed because it can't be seen as the rest of the ensuite was fine. But otherwise it was fine just a prewarning for other travellers though the b&b is opposite the university entrance in the middle of a street so there is only the uni pup down the road for food and drink so rely heavily on transport to get to places as it a good 20 to 30 minutes walk from union square. Also quite a busy road and people returning from the pub at night means it not the quietest of places so if your a light sleeper either bring ear plugs or perhaps not your cup of tea.

I liked how Steven was a very pleasant and nice host, he pre warned me of some work being done so if I was in my room could shut the curtain for privacy and just kept checking everything was OK and gave clear instructions on checking out. The fact they gave you 3 cooked breakfast option 2 of which toast was given as well as offering complimentary cereal and orange juice. Also Steve accommodated for me the fact I was vegetarian and offered tomatoes instead of bacon/sausage and he was willing to do a early breakfast on my 2nd day so I could catch my train. I didn't need it but the fact they offered a international plug in socket to charge thing for people abroad. Also decorations and bedding some would consider it a bit tired but for me it was fine satisfied me as a place to sleep in between my activities. Room was a good size for a single person and 2 chairs and table were provided
