A bit too pricey for what's included i.e no breakfast. I get why there isn't as there's no dining room etc however you need to adjust price as a result. Room 7 has a more limited bathroom than room 10 which is bigger. Didn't see much staff but not much of a greeting when they came to clean up. No 2nd pillow. They give you a normal bed pillow and a small square one with it. No doubt they would provide a 2nd pillow but shouldn't have to request one. No full length mirror which surely would impact female visitors and is very noticeable even though I personally don't need one. There is a big mirror only in the bathroom so extension cable would need to be brought in order to straighten hair for example.

Lovely clean room. Limitations on what they can do given the shape but decent effort in maximizing it. Connections to bus just nearby but equally 40 mins walk to Old Town and restaurants and shops nearby in the area. Modern bathroom. No check in reception is fine for me I quite like it. Keycode to get door key and done. Local information left on desk in hallway so super useful. Quality provided hand soap etc not cheap stuff. Excellent shower.

There was no adapter in the room, that I didn’t expect, non-UK residents should prepare accordingly.

It was difficult to check in and the host was unresponsive to a message I sent requesting late check out due to delays in our travels! All in all it was a great stay but could of have a few tweaks to make it perfect 😊

Lovely rooms, convenient location, quiet, parking on nearby streets, clean, easy check in and out. I was apprehensive when we booked the private bathroom but it really was fine and not an issue at all!

Two single beds together, with single duvets. My wife didn’t like the fact there was no mirror in the room.

The electric tea pot had brown muck in it, but the staff quickly replaced it. They were very very kind. I dont like how early check-out is. Price was steep but it was during Fringe-

After having a shower there was a sewage smell coming from the bathroom. I shut the door and it went away after a little while. No staff, the key was left in a box with a code for me to collect.

The room was clean and bright. Lovely big window looking out on the back gardens. The bathroom was clean and larger than others I have encountered. Hairdryer and iron supplied in room. Tea/coffee making facilities in room.

The room was small and had no view at all. The room narrowness only allowed a single bed, which was the only one I slept on in a month of touring the UK and France. The lack of any view was disappointing, but not unusual. The room was very warm, even with the window open. Leaving g the window open at night, without a mesh security screen is not ideal. I would have liked to have had a fan at least.

The room was modern, well-appointed and clean. It's proximity to city buses was an asset. Checking in and out was simple.

We were disappointed that, despite informing the property it was our anniversary and specifically requesting a double bed, we were given a twin room. Additionally, we had chosen this property based on the advertised parking availability, but upon arrival, we were unable to use any designated parking and had to park on the street instead.

The property was simple but well-maintained and clean.

The checking in process took time as there was no staff at the property. There was a ring doorbell and it too some time to get sorted. It did transpire that check in information was emailed close to check in time but I was unaware of this.

It was reasonably priced and very clean. It was also on a main bus route into the city centre.

The check-in system was a faceless check in, this was not effective for booking that's were last minute like my own as they emailed a code through for you to use. However, no email was received, and the ability to communicate with a member of the team was not the most effective

There is only one car park space, however, there is free parking on two nearby side streets, if a space is available.

Good location for Edinburgh Centre, short bus ride. Very comfortable accommodation.
