We booked a ground-floor apartment, but ended up on the third floor 40 steps upstairs, not ideal as I specifically asked for lower-floor accommodation, due to my partner struggling with stairs.

The property was dirty. The bedsheets were stained. The carpet hadn’t been cleaned and cups hadn’t been washed from the previous guests. We had to go into town and buy a new duvet and sheets

People need to be made aware of the amount of steep steps there are up to room 12. Had I known this I would not have booked. Bathroom was a little tired, sink ahiwing signs of wear. Chips on mirror. Tiles missing around edge of Bathroom.

The internet did not work. The tv in the rook is supposed to be a WiFi spot but it did not work. Also made the internet on our phones slower! Had to contract the property 3 times in the morning of our stay as we had not received our purchased parking permits for the on street parking outside of the property, which were recommended by them! Had to pay for ok street parking until we received our pre purchased permits. The parking tariffs begin at 09:00 I was informed I would not receive my permits until 15:00 (I had purchased them at 11:30am previous morning). I was unhappy with this and rang the emergency number at 08:30 to retrieve my permits. I had to call back at 11:00 and was on the phone for 45 minutes until someone was able to bring me the permits I had purchased. As well as having to pay for parking twice, I also lost out on an excursion booked whilst awaiting the arrival of my permits. I would recommended ensuring permits are left in your room prior to 15:00 to ensure guests can enjoy their stay and do not waste their holiday waiting for permits!!

The location was central to Whitby. View of the sea and beach from the rook and a good sized room.

Wifi did not work. While it was not dirty, I felt that it could have been a bit cleaner (Dust in bathroom, bits of grime) but nothing serious enough to put me off.

Fantastic location, very little noise considering we were right on the sea front. Lots of attraction and places to visit/eat and drink at nearby. Fantastic town, room was easy to access and felt very secure with the smart locks on the front door and room door. Perfect for a short break if you're going to be out most of the time. Loved that a parking permit was included, parking itself was a bit of a pain but that's more to do with the town than the hotel itself. Lots of facilities were included that we didn't use, but it was nice to know that they were there if we wanted them.

If the shower cubicle had an enclosed screen, the floor wouldn't flood (as mentioned on the sign). One of the legs on the dining chair was faulty, surprised I didn't fall off as it started to fold in under the chair when I adjusted it. Microwave too high, surely this is a health and safety risk when taking out hot food! Only one saucepan! Only one bowl. TV was set at audio description which had to be changed every time we watched a programme, not hard to do but an inconvenience! Could do with some scissors. Floor and comfy chairs could do with a clean. Could only open one window which wouldn't be so bad if the opening window wasn't restricted to how high it could open.

Although The accommodation was clean there was an under-lying smell of damp , also there was no phone reception at all in the room which was concerning as my husband is 75 yrs old & has heart problems , you couldn't even make a phonecall out.

Not much but two small issues, one the shower was cold in room 8 and two there was no internet but for one night it was not a major problem.

not clean. there were crumbs of food in the extendable part of the glass table so very visable. the dining chairs need fixing or replacing as they are wobbly . the ledge around the bottom of the window was covered in dust . there was a used contact lens stuck on the tiles next to the hand basin in the bathroom. the shower is difficult to get into ...there is only a narrow gap between 2 fixed glass panels ...you have to step in and out sideways. very slow draining so you have to have a very quick shower or turn it off if you want to wash your hair then turn it back on .

The room was dusty as if it hadn't been cleaned properly. The bathroom sink was blocked and was only fixed after 3 phone calls. The shower plug was filthy The microwave looked unclean.
