Getting into the building when we first arrived. We received the email explaining how this worked on the day we left to come to Edinburgh.This should have been emailed 1 week before we were due to arrive. This was quite stressful after a long journey. We weren't the only ones. There was another couple trying to enter the building just after we arrived. It proved difficult to get hold of the owners of the building on the phone numbers listed on the door.

The room was exceptionally clean and tidy. Our bathroom, across the hall, was also exceptionally clean and tidy. Lovely stay.

The water pump making noise every time it had to pull up water to the third floor and the sheets were a bit dirty.

Well equipped. Even though on property there were only 2 spots available, the suggested parking areas were very convenient and cheap.

There are a.few improvements that cud be made to make this a perfect stay. No rail anywhere in the room to hang clothes on even tho there was hangers in the cupboard. TV didnt seem to connect to wi-fi so we cudnt watch anything when we reutrned in the evening and the room was very warm maybe needed a fan or something as we cudnt open the windows. In addition to this a breakfast option wud be nice but we did know when we.booked that it was room only.

Beautifully decorated room, very clean. Easy to collect key from key box and managed to get one of the two parking spaces. Bathroom was luvly too and very clean. Iron, small ironing board and hangers in the cupboard. Loads of drawer space too Bed was really comfy had a good night's sleep

The main problem we had was the toilet being separate from the room but I understand not much can be done about that, didn’t realise the toilet would be in main entrance hallway. Talking to staff through buzzer at front door was difficult.

A short bus ride into the main part of the city was good, the furnishings were nice and I liked the decorating. Good tv and comfy bed. Good price!

Smart looking property inside and out. Lovely decor and clean. Comfy bed and white fluffy towels. Good location to walk into Edinburgh and free on-street parking if the spaces at the front are full.

For anyone who prefers a quiet night, be warned that this is on a main road from the city centre to the hospital, so road traffic is busy through the night. Our room was at the front but they had lots of other rooms.

Easily accessible from Edinburgh City centre with regular bus service. The room was clean, comfortable and had all that we needed for a short stay (including clean towels, hairdryer, iron, kettle and tea/coffee).

No breakfast. For what was paid for the night a continental style breakfast should at least have been made available. No staff on site, no real safe parking.

Communication is terrible . Have someone on hand who can speak English. No one answers phone . Laundry should NEVER be laying in your entrance for everyone to see.

The window pane was broken and the bathroom flush made loud noises. Nobody responded to my texts.

Was quite expensive but school holidays and Edinburgh Fringe starts this weekend! Had to share a bathroom with another room, but the bathroom was spotless. No wifi, needed a password and I wasn't given this and there were no staff.

I arrived late and so didn't see anyone but communication was good around check in. Room was lovely, small but I had a single room and it was clean, comfortable and well equipped. If you just want a base and no additional facilities a good choice but wasn't cheap!

The toilet and shower have a noisy pump. Everything works ok though, it just made me jump a couple of times and I didn't want to flush too early as it might wake others.

The main problem with this hotel is the customer service, which is pretty much non-existent. You see nobody during your stay, which means resolving any issues is impossible. I had to wake up at 6am to get a flight from Edinburgh airport, but I was awoken at 1am by a large group of people returning (presumably) from a night out in the city centre. The group were shouting and playing music in their room until 2am, and I had to knock on their door to ask them to be quiet. As there was no front desk, I made a complaint to the owner via the messaging service. This complaint was not acknowledged or resolved, despite me messaging the owner again the following morning. This poor customer service means that I would not return to this property again.

The room was extremely comfortable and had a lot of good facilities, such as tea and coffee, a TV with lots of channels (despite the short time we were in the room) and a good sized bathroom. It was also located a one-minute walk from the bus stop, which reaches the city centre in around 10 minutes.

I didnt like that the bathroom was separate to the bedroom but we were only there for 2 nights. For a longer stay it would have been annoying
