Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomOne small point is the kitchen could do with a couple of cooking trays or dishes apart from that everything great.
This was our fifth stay at this wonderful villa, it is so well positioned and it suits us because it’s within a ten minute drive from the airport and we have relatives who live nearby. The views are amazing and it’s not overlooked and the pool is great.

The location of the villa is on a quiet cul-de-sac a short walk from the centre of Tias and only a short walk to the towns cafes, bars and restaurants. The outside space is larger than the other villas on the street with a wonderful sea view, while the terrace and pool area were in the sunlight for most of the day. The villa had excellent facilities and all you needed to make it a home from home.

United KingdomWe loved everything about the villa especially the view and the pool! The location is good, Tias has everything you need including a supermarket , restaurants, bakeries, cafes. Recommend a car if you want to explore the island but you can use buses or taxis to get to nearby towns and beaches.

United KingdomComing home!
Simply fantastic! A home from home with the perfect host available to answer any of your queries. Lola could not be more helpful, from initial communication , through to simple things like providing taxi phone numbers. The villa itself is set less than 10 mins (drive) away from the main resort of del carmen. This for us was perfect. The villa has all the things that can make your stay so much easier, from simple things like a drying rack with plenty of pegs, to things you wouldn't normally expect to have like a washing machine. The pool area is great with lots of room and never a need to set your alarm to reserve a sunbed. I took great pride in keeping the pool clean and debris free using the skimmer that was on the wall, as the wind in the hills can get a little feisty. We spent hours just admiring the view and watching the planes arrive and depart. Taxis are around 7 euros to the main resort, your spanish doesn't need to be perfect to order via the phone and i managed to get a taxi from our door that arrived in less than 10 mins, no uber in lanzarote... The return journey is easy as plenty to hail. Id definitely recommend a car, it gives great freedom of the island. The main resort just isn't walkable safely, so it's either taxi, drive, or the bus. The car if picked up from the airport saves you 50 èuro (25 each journey) straight away going to and from the airport, so if you are confident enough to drive abroad do it, the locals seem very tolerant of tourist drivers and most hire cars are easily identified. All in all a fantastic holiday and next year we will be back but for longer.....

United KingdomOver 2 weeks we didn’t have any housekeeping at all so would note that you do have to clean your own sheets and towels if you are staying for a period of time!
The villa is the perfect location for a quiet and relaxing summer break. The area is full of locals and it is in an amazing central location for travelling around the island. This felt like a home from home, with all the amenities you require to cook your own meal but also having the option of walking up the road for local Spanish cuisine. The private pool was such a treat and the cabana was ideal for sitting in the shade to cool down! I would highly recommend the villa and most definitely be returning!

United KingdomNo general information pack ie -bus times and setting up tv -limited channels but for us did go to watch Tv but option might be important for a family with children. Didn’t contact host as not a problem for us. This I may add is not a dislike but a suggestion.
Size of villa plus convenience to get to airport, supermarket and bus. Fabulous views quiet area. Lola answered any questions we had and villa was ready when we arrived. Great information for taxi driver on arrival to our destination.

Fabulous villa in Tias. Every amenitie to cater for couple or family. Spotlessly clean , with pool, sunbeds , bbq and outside dining area . Lola the host couldn't have been more accommodating, gave us ideas for things to do and great restaurant advice . Beautiful views to the sea front , two fantastic local tapas restaurants and local large supermarket only a few minutes walk away . Porta carmen €10 taxi ride , but local buses only a couple of euro takes 10 minutes . Would highly recommend.

United KingdomThe Villa was impeccably clean and the outdoor area gets sunshine from dawn until dusk with views over Arrecife and Playa Honda. Its just 10 minutes from the airport - you can hear the occasional plane when overhead but not as they land or take off. Tias is a very small village which includes a supermarket and a handful of bars and restaurants - so recommend a car to explore the island. This villa is ideal for holidaymakers looking for a relaxing break away from the major tourist resorts but with easy access to them.

United KingdomThe beds/chairs in the property weren’t as comfortable as we would have hoped. Pool felt like it needed better filtering/ more cleaning due to constant debris building up but appreciate it is a windy island!
Everything! Very quiet, private, spacious and well equipped for short or long stay. Host was very friendly and helpful. Can’t wait to go back!

IrelandOnly thing was the pool was a bit cold. I had asked before the holiday about paying the extra to have it heated but was told there would be no need. It would have been more enjoyable if it was warmer.
The villa was fab, esp the outside area. The beds were very comfy. Air conditioning was lovely to have. The house was very clean. The area was very peaceful.

ItalySW. POOL ISSUE Unfortunately during our two weeks stay we had a big issue with the swimming pool, honestly not acceptable for a Villa of this level and price. Long story short, we notice that swimming pool pump wasn't working because after 6 days the water became dirty and pool floor / walls green. We immediately advice the owner and the maintenance team in fact came to us same day. They said problem was fixed but after 2 / 3 days of clean water the sw pool again became dirty and green. At the end of our stay we received the apologize of the owner for this issue but anyway we deeply suggest to put focus on the people who are doing this kind of maintenance jobs for the villa (when owner realized 100% the problem we had was too late because our two weeks holidays were almost done). KITCHEN Last but not least, kitchen is not very well equipped talking about dishes etc. etc. we suggest to add something to improve the stay of the guests.
This villa is located in a quite neighborhood, for sure the right place to stressed out your body and mind. Nearby you have petrol station, shops and supermarket, reachable by car or taxi. A place to visit and for sure where i would like to spend my holidays again.
