This is the second time we have stayed in this beautiful renovated lake-side villa in an idyllic quiet town; both times we stayed in the amazing lake-view room with balcony. Right next to stops for boat, bus or even cable car for a trip up the local mountainside where there is plenty to explore. Clean tepid lake-water for swimming in the hot summer. Staff are gracious and cannot do enough to make stay enjoyable. Breakfast is delicious, served on terrace overlooking lake.

We only stayed one night!!

Newly opened, beautifully decorated, air conditioned bedrooms, great facilities, family-run and extremely friendly. Set on the banks of Lake Lugano, the terrace, where you have breakfast/ drinks has amazing views across the lake. The breakfast is outstanding- freshly baked breads to start, followed by homemade waffles, and finished off with any type of eggs and bacon. Fabulous orange juice and tea/coffee. The owners also recommended an Italian restaurant 3 minutes walk away, and even reserved a table for us. The food and staff there were amazing too! Villa Patria is a little gem! Can highly recommend!

Paying extra for a room with a "balcony with lake view" isn't worth it. The balcony is tiny and faces the road.

Nothing, everything was as I would have meant it for it to be!

This is a brand-new property, and what a fantastic and sorely-needed touristic addition to the region it is! The location rolls all the most advantageous factors into one: It is sited facing the western leg of Lake Lugano, thus escaping the noise of the motorway, it offers lake views _and_ the rooms face away from the main road - a vanishingly rare combination in these parts. And it has private lake access to boot! It all adds up to a wonderfully serene and relaxing experience. The design is appealingly minimalist and the whole house looks pristine. I need to stress that Sig.ra Anna and her team are exhaustively accommodating and attentive to detail - on the days when I could not have breakfast in place she made sure to pack me a delicious boxed breakfast specifically tailored to my dietary needs. The terrace bar facing the lake (and opposite Morcote, probably the most picturesque village on the lake) is positively idyllic. All in all for me the most recommendable accommodation on the lake and surely a winner for many years to come.

Staff: Because the hotel description said check in is available until 20:00 pm, we assumed the hotel had a proper entrance and reception. We arrived at 19:30, and had to self check in. The process was easy with a lockbox and very detailed instructions sent via WhatsApp by a hotel employee. However, we would have appreciated a proper welcome so we could ask questions. We wanted to check out by 08:00 and we were lucky the dining area door was open since that is the entry to the "reception" office. This should be more clear for guests with signs or more clear information on what to expect. Facilities: Bathroom has a gigantic floor to waist high window facing the street. It is with a frosted effect, however it has these octagon-designed cutouts throughout. The street is completely visible and people can easily zoom in with phones to see inside the bathroom - Especially at night. This is simply an unacceptable situation. We were too tired and busy to complain about it. The toilet is right next to a wall and the toilet paper hanger that sticks out. This pushed into my thighs and I had to sit down sideways. Whoever engineered or designed this deserves a special prize. I am 180cm for reference. There is only a single waste bin in the entire room, which is for the toilet. It has no cap or cover. The only mirror is in the bathroom, not full length. There is no table in the room to set things on. There are no exhaust vents in the bathroom, and you have to open the already revealing floor height window to let the steam out. Comfort: We barely slept for the 2 nights we had because the pillows are paper thin without any volume, they fluff up nicely but squish down into nothing. The AC works and cools propely, but the Auto mode is slow to react. We had a room in the uppermost floor with the ceiling being the roof top, which turned the room into a sauna. Noise: Our door was slightly crooked at the top, without a proper seal. Hallway noise and people coming and going.

Location: Cannot be beaten as it sits right on Lake Lugano, with it's own private park and water access. Incredible views. This also means that getting to and from the hotel is remote and wastes time to travel in the area. Car is absolutely a must. The village it is located in is very small and offers few excellent restaurants. The hotel is located right next to the Gondola lift for Monte San Giorgio. Staff: The only interaction we had with staff was in the morning breakfast with the lady who served us. She was really helpful with travel advice as well. The hotel doesn't seem to have a proper receptionist or manager, or we at least didn't meet any. Cleanliness: Spotless rooms and bathroom. There was a spider on the ceiling. Facilities: Brand new with high end design facilities and amenities.
