How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Very comfortable big bed, air-conditioned, well equipped kitchen and very tastefully decorated. We were upgraded to a 1 bedroom apartment for our 4 day stay which gave us a sense of space. Lovely eco, skin friendly toiletries. Virtual check in and reception was extremely responsive to our queries and made for a very non- invasive feel, creating a sense of privacy. Overall a great place to stay 😀

Location was amazing. Check-in was smooth. The property smells amazing - it’s very comforting and warm vibe. The beds were very comfortable - we loved it. Would definitely come back and will recommend to all our family and friends.

I didn't like the way you entered the building when you arrive. I like to have a reception so I am not standing out on the street wondering how I am going to get in and booking.com doesn't mention that this is the case in your advertisement.

Staff were unavailable the two times i called. We were unable to charge our apple watches/iphones because there are no USB-C outlets anywhere. Iphones no longer come with plugs, so your property should adjust and provide converters.

Brilliant location for exploring and dining. It is walkable to downtown, Canada Pier and Gastown along with easy connections to Capilano Bridge and buses to Stanley Park. The rooms themselves are comfortable, clean and elegant! Alejandro was super kind checking in with us after an issue with online booking and it is clear everyone involved in the business wants you to have the best stay possible. We would definitely stay here again and would happily rate 11/10!!

I found the king bed too soft. But my daugther loved it. So you'll have to test it for yourself!
Excellent service : we forgot our passports at the hotel and they kept them safely until our return 4 days later. I also appreciate the messaging on our phone. They were available for any request at all time. It made the response time very short. The kitchen and washing/drying machines. Everything seemed new.

Smithe House is amazing!. The decor, service of the staff, location and facilities were top shelf. We booked this accomodation 5 mins before we turned up ( due to an unfortunate accomodation dishonest representation) & we were greeted with service & wonderful hospitality. I would totally recommend Smithe House & would like to stay there again when visiting Vancouver.

Because there are no reception, it took time to find out how I can deposit my luggages until the check in time. The mattress was very soft, and it was too soft for my back.
Very spacious and beautiful apartment with lots of appliances including sofa bed, washer and dryer, and coffee maker. At the centre of the downtown, yet quiet location.

There is nothing we didn't like.
We stayed at Smithe House when we were going to a concert at BC Place. The location was perfect for us. It was a quick walk to the stadium! There was a nice little woodfire pizza restaurant just a few minutes walk away. They upgraded us and our room was fantastic... modern and clean with all of the appliances you could need, a shower with nice water pressure, the most comfortable bed and pillows, and even a private balcony! They were even thoughtful enough to ask what coffee we would prefer. You don't need to check in at a desk. Everything is done via text/email. We paid for private secure parking in their garage...highly recommended! Their communication is the absolute best. We spoke with them several times before and during our stay. We highly recommend Smithe House and will hopefully get to stay there again soon!

The room was very clean. The kitchen was well stocked. The location was walking distance to Rogers Arena/BC Place and some of the best restaurants, coffee shops and shopping locations!

Very cute layout. Nicely designed. I wished the kitchen had a few more essentials, the gym was too small and very bare bones, like that it was 24hours. Also missing a few essentials as well. Ie. Mats etc. I would recommend this place to friends and family.

I am quite short and found it difficult to reach the cupboards- would suggest moving the glassware to the bottom shelf and putting dishes in the drawers. Also, the couch was in the way of opening up the dishwasher, but when we tried to move the couch without wrinkling the carpet, it kinda fell apart on us.
Loved the location- it’s been a long time since we were in downtown for longer than a specific attendance to a concert, game or event. Was nice to get reacquainted with the city.

Loved the place! It was our 7th time visiting Vancouver. So we've stayed at a lot of places in the past and can compare. Absolutely loved the Smithe House. Everything at the room/apartment is very well thought out, you have everything you need (*even umbrellas for the rainy Vancouver!). The staff is extremely helpful and nice, they were always available if we needed any help or support. So definitely happy with the stay 10/10.
