Breakfast is quite sparse, and I think I'd rather pick up something from the cool local bakeries and coffee shops in close proximity.

The room on the third floor was spacious with a nice view of the lake. I understand that as an older hotel, not all rooms will be like this. This was one of the pricier options to select from, but worth it. The bathroom was spacious and the shower had good water pressure and temperature. Parking was also fine, though on the first night we had to use an alternate lot which is about 1/2 block away -- that lot is happily beside an excellent coffee shop, though.

The stairs throughout the hotel were filthy. They needed replacing or at the very best cleaning . If I had walked in off the street to check out the hotel & seen the stairs I would have turned round and walked out .

The location was perfect . The waterfront was minutes walk away as was the downtown. We didn’t have to use the car all weekend . Rooms were clean and the shower was one of the best we have had in a hotel.

The parking lot left little options being connected to a restaurant.

It was a surprise, the old building structure renovated and nicely designed. It was small but perfect for our purposes. It was very quiet, making for a restful night. The front desk personnel were very kind and professional. The breakfast was a lot of starch however the waffle was delicious. Would we stay again, definitely yes!

Not too much, perhaps extra amenities like a pool, but I understand that's part of what keeps the prices down for the hotel as well.

As its name suggests, Champlain Waterfront is right by the water, offering a very short and convenient walk to downtown Orillia as well as the waterfront by Centennial Park. As a family of 4, this was great because everything was within a 10 minute walk (15 with a stroller). For those who prefer to save money dining, a stocked Metro is nearby as well. The hotel has a microwave in the lobby area that we made use of for heating up our leftovers. The breakfast from 7am-10am is surprisingly robust for a free continental. The standout is the fresh made waffles from the waffle machine. Everything was clean and staff were kind and professional.

The front desk clerk was no where to be found for 15 minutes during a busy check out. When mentioned by another patron, response was not the right answer. The cleaning staff was trying to assist as much as possible.

The facility was clean, breakfast was ok. Quiet which I loved.

The basic boring breakfast! Packaged, instant, convenience foods with no nutritional value at all. Unripe fruit doesn't count. Europeans will be sadly disappointed by the "continental breakfast". Not everyone is a coffee drinker so kettles in rooms as well as coffee-makers would be a big help.

Clean, comfortable and well-equipped room and bathroom. 5 minute walk to the water and in a great location for exploring the area. Good wi-fi, air-conditioning, fridge and comfortable bed.

The front desk needs people that smile and know to greet customers. The breakfast was not great. The juice machine did not work because no one turned it on. The make your own waffles had a sign but no machine to make them. It needs help

The traffic on the street at night did eventually end though. I had problem using the card to open door found out should have had arrow pointing down to open the door from the slot area had no problem after that when it was explained to me. The room was a bit cool even with no air conditioning on considering it was the basement though.

The room was very nice despite it being cool in the basement used air conditioner a couple times briefly. Had extra pillows in bed. The room was very clean overall as well and was mostly quiet except for a bit of traffic on the street at night

The parking on site is limited, probably ten spots. We weren't told at check in about the parking a 3 min walk away, found out the hard way when we couldn't park out back when we arrived back one evening after dark. As a solo female traveler I would be worried about parking a distance away after dark and having to walk alone, just my personal feelings about it. No good place to pull up and unload your stuff if parking lot is full.

Great location, 2 mins from the water and 1 min from the main street, easy 2 min walk to the market and restaurants. Room was small but clean, modern bathroom, nice size tv, friendly staff. I would stay again.

The corridor was so warm plus the breakfast need more items such as boild eggs more bread selections plus the quantity was very limited. .
