Bathroom wasn’t as clean as we’d expected (stained face cloth. Stained and smelly shower curtain). Breakfast was disappointing (white toast even though we’d asked for whole wheat, no fruit and jam from a package. Not our typical B&B experience). Hosts are friendly but very formal

Even tho I had booked for 3 guess, we were required to pay an extra 35$ for a burned egg, cold toasts with barely any butter on them and 9 blueberries, one of which was rotten. Maybe they were running low on groceries and didn’t have their regular cook in but if that is not the case, I suggest they lower the price or make the breakfast worth the extra expense.

The place was absolutely charming the room spacious, quiet and clean.

"Park at your own risk" says the confirmation message. Well, someone tried to steal our bikes off our car rack during the night. He or they did not succeed (the bikes were locked to the rack). There is no obvious damage and the car was not broken into. (It was full of stuff that that our son left behind when he moved out from our place). Minor point: the bathroom outside the room is not the most convenient but it was clearly advertised. We made it work.

Interesting old house, renovated and well maintained inside. The outside could use love in some places, especially at the back as other reviews point out. Staff was welcoming and responsive. Large quiet room, comfortable bed. Good location.

The hosts were very welcoming and offered a tasty dinner as an extra. That was very welcome after a long day on the road. Our suite was lovely and very comfortable. Breakfast was delicious.

The breakfast was fine, but very disorganized and the quantity varied a lot for different options. There was one shower gel option which was for men, nothing neutral or feminine. So the hotel was a strange mixture of good, bad, and unexpected. I'm sure with more experience it will improve.

The location and the building are really nice, and the staff were friendly.

When we arrived we seemed to disturb the young man who was alone & in charge,we felt like an imposition and he also wanted to charge us more for my daughter, I was able to challenge that and show she was free on the booking, so disappointingly not the best first impression which was a buzz kill. We were also missing a set of towels which I asked for and never received. If you aren’t strong or have mobility challenges be aware theres stairs to navigate if travelling with heavy suitcases. Also the outside facilities like deck, sun room could not be used as decayed/dirty. There was a homeless encampment on the beach nust down from the house which was sad as rubbish strewn everywhere and made us a little wary of the area. I think the stay was missing the ‘special touch’ the owners who clearly lovingly restored the property I am sure would have brought had they have been there, but a local person told us they had moved to Toronto & property up for sale!

The young chap looking after us did a great job with our breakfast order. The room was lovely as was the whole property and a fun hot tub in the bathroom.

The grounds/garden are not properly maintained, garbage bins are opened and in full display, plastic bottles are all over the place. During breakfast' period smell of cooking rises to the living quarters, very unpleasant.

Location is great to access city walking trails, Odell park and is close to downtown. Room is very good. Breakfast is adequate.

Beautiful house. Close to old part of Fredericton. Quiet. Food is excellent. Room was clean and comfortable. Unfortunately I left behind my pill box, I called but I was told that it was probably thrown away. I asked to check because they were important medication and call me back, but they never did.

The negatives - no daily cleaning, breakfast staff curt and unfriendly, breakfast tables not cleared quickly. Only a micro fridge in room and no tea/coffee maker. No instructions for spa bath (motor starts up for few mins some time after being turned off) Broken slats in window blinds and has no blind or curtain fitted in one window (arch window). No streaming service on TV and no way to add apps or watch on demand even though TV would be capable of that. Noisy headboard and base board not properly attached. Mattress needs replacing as dips in middle No communal tea/coffee after 6pm or B4 7am and not kept filled even during breakfast time Minimal river view only from spa thro trees not from any rooms Key fob front door never worked Air con in public areas broken upstairs Staircase is very narrow and steep

Tight, steep stairs not good for older people like us. No tea/coffee making facilities in the room. Deep bath/shower had no none slip mat in it, ‘slippery when wet’. A little bit isolated if you don’t have a vehicle.

Outside of building was run down, and landscaping was overgrown. Common hallways were dark and dingy. My breakfast omelet was a grey colour. I couldn’t eat it.

Bedroom and ensuite were newly updated and were lovely, clean and comfortable. AC in the room worked well. We also appreciated and used the little fridge in our room.
