How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

The warm temperature that circulates inside the room during this summer using the fan.
I like the location because it was close to Metrotown Mall and train station. Safe and clean neighborhood.

Was really excited to see the Hot Tub in the LARGE bathroom - very DISAPPOINTED to find the taps had been removed and we were unable to use it.
Fantastic Location, clean and affordable. Wished the room had a mini bar fridge to keep water cold, since the temperature outside was so hot the time we stayed there.

Staff helpfull and had good response

Owner needs more attention to details. There is not enough cloth hangers, wall hangers, no bottled water, heating is not on yet. No breakfast or coffee.
it is very private. It is easy to get in and out. The bathroom is good. The bed is comfy.

Door locks were flimsy, sound carried and light entered the room from the outside throughout the night. Shower was very narrow.

The bathroom and shower were shared with multiple tenants. (I may be wrong but it feels like there are some nightly rental rooms and some rooms that have full time tenants.) The lock on the bedroom door was tiny and didn't feel secure. The ad said access to a dining area and we assumed that meant the kitchen table and when we asked about it it felt like they didn't really want us to use it. The quiet time is 11pm-8am so we waited until 8 to have breakfast with our young children (young children obviously make noise). The children were relatively quiet, not yelling/screaming, just running around the table a little and one of the other tenants of the house that seem like they live there full time (close to the kitchen) came out looking angry and said something about keeping the kids quiet. He had a heavy accent I couldn't really understand. Overall it's a nice clean, affordable place to sleep. It was kinda awkward being there though as I felt like an intruder in someone else's house.
It's very affordable! It's a nice, safe neighborhood. Walking distance to a big mall with a Walmart and close to central park. Free street parking right in front of the house. The lady we contacted is pretty accommodating :)

We spent three nights here and one must factor in the facilities NOT PROVIDED to the guest. The kitchen hardly has very few to no utensils/facilities for guests, even if you order in. There are no curtains and the room becomes very bright at sunrise, which is around 5AM in summers. I mentioned this to the host, she clearly couldn't care less about it. The house has a rule that footwear must be left by the door and guests must wear provided slippers within the house. It is very odd to not mention it prior to booking. The host is not very responsive. I received single word replies a couple days after asking questions. Consider this place if you plan to use it only for sleeping, it gets rather challenging if you wish to spend time in the room. I think there is more value in spending an additional $50-$100 more for a place with more facilities.
Metrotown is a great location that provides great access to the city

A very clean house, and the renovation appeared quite new. The host and her son were very friendly, who helped me carry the big luggage upstairs. The outside environment is nice and quiet. It is not far from Metrotown for shopping.

Clean but basic room, with kettle and cups but no tea/coffee/sugar items. Kitchen was greasy with dirty pots - would not use this, nor the plates, etc. More like a hostel, no sign of owners.
8-10 mins walk from Metrotown metro and shopping mall. Door code and instructions sent by email a few days before.

It was a strange setup. It was quite noisy. The bathroom was awful. While cheaper than town it was still expensive. There was no ability to make a coffee or tea.

There was a little bit of toilet paper left and when I wrote to the host, there was no reply. They never got back to me. The washroom was filled with their personal hygiene products and it looked unsanitary. The room was close to the front door, so we could hear the other guests come and go. The washroom was the thing made my family uncomfortable. Even the shower was strange. It was in a closet space that was raised. We didn't want to attempt using the shower.

the constant cleaning but that is actually music to my ears. once my meds kicked in i was able to sleep through it. a good trade off for such a pleasant space.

No T.V. No fridge, Had a smell like old furniture dustyness. Under the beds were webs and dust NVR swept or moped so not sure if the blankets are being cleaned or reused. The door had no lock yet instead a cheap dollar lock u put on the door from outside but no locking from inside anyone can go in anytime. No privacy. Outside garbage everywhere.
