New ZealandI didn’t realise the hotel was above a pub. So was pretty noisy until the pub closed. Also the building is old so was hard to keep it warm on a cold day. Also no lift, so you need to carry suitcases up and down the stairs. Was fine for us but may be a problem for some.
Room decor was good. Room size was generous. Drinks in fridge and wee welcome bag was a nice touch.

The hotel staff were helpful & friendly, and the room was spacious and well decorated (LOVE the black walls) with the added luxury of a huge bathroom including a bathtub! The extra special touch of complimentary drinks & a goodie bag was greatly appreciated. Would definitely recommend!

United KingdomFantastic location. We wanted a city break and this was in a really good position. Room was funky, as per pictures, with fridge, coffee etc, huge bathroom. Bed was very comfortable. You are up above an old bar but we didn't have any problem with noise and you have a separate entrance. Food in bar was also good. Only thoughts were the need for some drawers. A couple of hangers allows you to hang your coats but not enough storage space to be able unpack.

The hotel was centrally based. Good walking distance to restaurants and shops. The hotel room was spacious and the bed very comfortable. The bathroom was amazing and had a bath (with a rubber duck) as well as a twin shower and twin sinks.

AustraliaA Hidden Gem in the Heart of Adelaide! I absolutely loved my stay at the Franklin Boutique Hotel. The entire place felt fresh, clean, and stylish — from the beautiful decor to the incredibly comfortable bed. The bathroom was a standout with its modern fittings and luxurious, great-smelling body wash, shampoo, and conditioner. A real bonus was the fully complimentary mini bar, stocked with Coopers beers, bottled water, cola, a bag of snacks, and even an espresso coffee machine with pods – all included! Such a thoughtful touch. Downstairs, the pub serves up delicious meals either inside or outside in a quite picturesque courtyard, reasonably priced cocktails, and a warm, inviting atmosphere. Best of all, the hotel is located directly across from the Adelaide Central Bus Station, making it super convenient for travellers. Highly recommend — would absolutely stay again!

This is the second stay at The Franklin for my son and I. Our room was spotlessly clean. There were complimentary drinks and a goodie bag. Who doesn’t like free stuff, right? Customer service was top notch. The food was amazing. There was even a generous selection of non-alcoholic drinks for us Dry July-ers. I chose a Naked Life “Aperol Spritz” inspired mocktail. It was delicious. Hugh, Luke and their staff were very friendly, professional, courteous and more than helpful. We love the location, too. Just a short walk to Victoria Square, where we caught the free tram to Rundle Mall. And only a block away from Central Markets and Chinatown

Its a pub, so my assumption was that the rooms would be very average - especially that close to the city. I was welcomed openly by the bar staff, taken up to the room personally and then the food was amazing! We met 5 other staff there as well, all ate and all very happy. Only 4 of us were interstaters and all very surprised about the rooms and location.

South AfricaIt did not make a big difference for me and I think it is a really cool place to stay with very friendly staff, but one thing that I have learned from watching the "Hotel Inspector" is that you shouldn't call yourself a hotel, even of the boutique variety, if you aren't one. For me, the word "hotel" implies a 24-hour reception etc. whereas this is more an inn that is linked to the pub downstairs. As such, it is staffed between 10am and 9pm and there is not necessarily a dedicated hotel person to assist you with queries about your room or Adelaide in general. In most cases this won't matter but if you are the type of traveler who seeks accommodation with hotel-type amenities or assistance, you won't find them here.
My room was very nicely appointed, and the shower was excellent. The pub downstairs served very nice food or there are several other restaurants within walking distance. They very generously provide a free mini-bar. It is located directly opposite the central bus station, where the pick up for my day tour was, and it is close to other transport links. It is conveniently located if you wanted to walk to the Central Market or the museum/art gallery or the pedestrianized shopping area.

I had had a brutal day travelling with several flight cancellations and delays. On arrival I was told I'd been upgraded which was the best thing I'd heard all day. The room was massive and the bathtub was a welcome relief. And to top it all off, free mini bar?? What??? Absolutely fantastic stay. Comfortable bed, great quiet heating. Could not ask for more. The staff couldn't be more helpful, even carrying my bag up the stairs for me! Thank you so much!!!
