Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

IsraelWe coordinated the transportation from Shkoder through the guesthouse, which was convenient. On the way there we had a minivan and the ride was smooth but on the way back we had to wait quite a long time after the boat ride for a large minibus to fill up with other passengers and the ride was less smooth.
Nice place, breakfast was good. We ordered dinner there too but didn't like it as much.

AustraliaThe thing that frustrated me the most was the sun-beds. I lay down on one and a lady approached me to charge me 10€ for two beds. I told her I only needed one (solo traveler) and offered 5€. She refused, so I left. Would have ordered that amount in food and more if they had of been reasonable. The kicker is that I stayed somewhere different the next day and their sunbeds are for free?? Also, Service can be really slow, even with 5 people in the restaurant.
Their food is probably one of the best in the area. The breakfast was delicious and plentiful. Fans only in rooms which can get quite hot, on hot nights. But they did have fly wire which meant you could leave the windows open. Others mentioned bugs in toilets which I did not come across. The arrangement of transfers was good value and easy to follow.

NetherlandsGreat breakfast and staff. The room was simple, but perfect for 2 nights. Also great location as you're not in the busy part of Lumi i Shales where all the tourist boats arrive.

AustraliaSlight difficulty with communication leading up to the stay but everything worked out
The property had well kept cabins with new bathrooms which were cleaned daily. I went later in the season so the fan provided was enough to stay cool. It’s a family run business who were friendly and made the stay as a solo traveller more comfortable. I definitely made new friends out of my stay!

United KingdomNo air con in our room, so for 4 of us got very warm. Company made it very difficult for us to find out how to get here. Had to go to their office in skhoder the night before or we were not able to book travel.
Incredible location, really comfy beds and modern rooms. We got breakfast included which was good value and had restraunt for dinner on site too. There was also a lot of other food options and bars along the river to choose from.

United StatesOffering kayaks or inner-tubes to float the river would have been great.
The Fushazi family are the local villagers who started the Shala River tourist destination. Eagles Land is the second establishment on the river after Park Blini. The staff were very hospitable, warm, and friendly. From their boat service in Koman to meal service at their restaurant, the extended family made us feel welcome. We enjoyed floating the river, ziplining, hiking, and lounging by the peaceful riverside. Eagles Land had the best cuisine we could find in Shala River. Highly recommend for the adventurous traveler.

United KingdomDon't expect a good night sleep or a big food choice, but that's only due to the nature of the building and location.
Amazing place, like entering a different world! Trip from start to finish including boat trip were well planned. Hotel rooms & facilities clean.

NetherlandsThe price is quite high for what the accommodation offers. It's essentially a wooden shed with beds and a single power outlet, which is already used by the fan—leaving no option to charge your phone unless you bring a power splitter (TIP: do bring one). The shared bathroom includes a toilet without a seat and a piece of aluminium foil used as a mirror. Breakfast was very basic. If you don’t drink coffee, you’re expected to order and pay separately for any alternatives, as nothing else is offered. The staff is friendly, but communication is challenging as they don’t speak English. Also, be aware that restaurant prices in the area are higher as elsewhere in Albania, without the food necessarily being better. That said, you’re paying for the experience and the stunning natural surroundings—which are indeed beautiful.
It's purely about the experience. The place looks tropical and the nature is very beautiful.

AustraliaVery poor communication with transport to and from the guesthouse. We had to get another boat back to koman lake terminal as the eagles land one did not show up, same with the bus. We had to pay €10 for sun beds as it was “busy”, yet there were many sun beds available, and we weren’t left alone until we paid this even though we were staying at the guesthouse. After we paid for the sun beds, we decided to move a few down to get out of the hot sun, the older lady in charge of the sun beds followed us and demanded us to pay for the beds we moved to, after we explained to her we had already paid she did not leave us alone for a while and kept speaking to us even though we did not understand her. This older lady made us very uncomfortable at times, she would continue to stare at us the whole time we were there. The rooms were outrageously hot, we were provided with a fan but overall this did not help, and there was no other help with cooling down the rooms.
The staff were friendly at times, but we were provided with the wrong information.

AustraliaI loved the accommodation and staff at Eagles Land, and I would definitely recommend them. We always had great and quick service from whoever you were talking to. They organised boat transfers both to and from Lumi I Shales, making it very easy for our two-night stay. The accommodation is also well positioned far enough away from the main boat entrance to Lumi Shales to not be too crowded during the day.

United KingdomEverything about this place was amazing. I loved the staff, house, food, and area! The place is even better than the photos and it’s so surreal. The staff are the best, and will go out of their way to make your trip memorable. Despite some not knowing English, they were always able to get us what we wanted. We had bomb fires by the river, went fishing and had lots of laughs with them. They are very generous, and have such a positive attitude. You can see how hard working they are, and it’s so nice to see how much effort they’ll put in for you. I came here having little expectations of the food, but my boyfriend and i loved it all! The portions are big too. Miri took us fishing and we cooked what we caught for dinner, such a great memory. The room itself was very cute and clean. There will of course be some bugs around as you are in the mountains (none in the room as long as you keep your door closed!) I loved the greenery we saw from our room and everything was just so relaxing. Can’t thank them all enough!

Thank you Miri and co for the incredible breakfasts, comfortable rooms, activities and going out of your way to make it the best time for us. We will miss you! We highly recommend the pork and greek salad for dinner and trying the Albanian pancakes for breakfast. VOLARE!

United KingdomOur stay exceeded our expectations. The staff were amazing - everybody was so friendly and generous, cooking us amazing food and taking us on long hikes/trips outside of their working hours. The location is perfect and I am glad we stayed overnight for a few days as we really got the opportunity to relax and enjoy. Eagles Land was very helpful in booking our minivan transfer to and from Tirana, and the boat from the ferry port to the accommodation was smooth and stunning. We hope to return next year - truly a holiday to remember.
