If you wish to enjoy in the Adriatic coast and Montenegro, the way we locals do, this stone Mediterranean style Villa is the right choice for you. Situated on the own land plot of 1.200 meters square, just above the fishing village of Przno offers you the unique experience of peace and tranquility while being only 600 meters away from the beaches and restaurants.Land is in cascades,so from your living room you exit into the sun deck,pool and jacuzzi area,equipped with barbecue,sunbeds, umbrellas,garden furniture and gazebo perfect for your breakfast/dinner experience.From the sundeck the path leads to two gardens with local flowers,fruit and herbs and a mini vegetable garden that is at disposal to our guests.Imagine making a salad from the organic tomatoes/basil/rocket etc. that you,yourself just picked or just going out in the morning and picking fresh strawberries for your breakfast.Sundeck and the gardens are facing west,which gives most amazing sunsets. Villa consists of two bedrooms,cca 60 m2,open space living room/kitchen(70)m2,and two bathrooms.It's completely equipped with everything you might need

Podlicak is a tiny, tranquil village, 6 km from the city of Budva and it's nightlife, clubs and restaurants, 21km from Tivat airport and cca 30 from Podgorica. Sveti Stefan and Milocer park are about 1 km away.Away from the crowd and the sound of traffic but close enough to everything,the position and orientation of the villa secures privacy while being near the center of all event. The villa itself is situated on the cliff with the view of Przno,fishing village settled first by Illyrians in the 5th ct BC. and surrounded by olive groves of exceptional value, which is why the entire area is enlisted as a protected nature reserve. The village is 600 meters away and is the closest place you can find beaches,restaurants,tennis courts and markets.About a kilometer away you will find vibrant Kamenovo beach and exclusive high class Milocer, Queens beach (favourite place or queen Marija Karađorđević) and Sveti Stefan. Jaz- best beach in Europe in the choice by Lonely planet is just 7 km away. From the east side of the estate one can join several trekking/walking routes that will take you through the Mediterranean villages,monasteries dating as far back as 9th ct,old olive groves etc
