CHECK IN BY 23.00 in the evening CHECK OUT BY 10.00 in the morning DURING YOUR STAY We will welcome guests upon arrival, show around, provide keys, and go over house rules. We stay at the property and are available through the stay for guests to ask questions. GUEST ACCESS The guests have access to the guest room and shared bathroom on the 1st floor. BREAKFAST NOT PROVIDED We don't provide breakfast. Guest can alternatively walk to local establishments such as The Knockout Kitchen 3min walk, Cafe Nero or Bains 10walk to have a breakfast. AMENITIES GUEST ROOM - The guest room has king size bed and clothes rail. We provide linen, towels, kettle, hairdryer, bottled water, coffee, and teas in the room. There is NO DOOR LOCK or SAFE in the room. WE WILL RESPECT YOUR PRIVACY. SHARED BATHROOM - The bathroom is shared with us. There is shower over bath, toilet, sink there is a lock on the bathroom door. WE DO HAVE A SMALL FRIENDLY DOG who stays in this open plan space ( Biewer Yorkshire Terrier, see photo) We look forward to meeting you.

We are a family of 3, and we enjoy hosting our guest room, interacting with guests, and learning about different cultures.

Family orientated quiet and safe neighbourhood. We are in close proximity to bus connections to the city centre, Ocean Terminal, and Queensferry. It is conveniently located 20min drive from Edinburgh Airport and about the same distance to Murrayfield Stadium if attending concerts or sports events. Short walking distance to local grocery shops, restaurant, pharmacy and wine store.
